Edgerouter is very capable, your case is not a problem. You also can create up to 4 SSIDs with Ubiquity AP for your company such as Line A group, Line B group, Guest (totally separate from other lans) and admins.i

I am working on edgerouter and USG for sometimes already, dual wan, DHCP, selective wan routing, selective vpn routing, vlan tag, multiple SSIDs with different rights, forced DNAT for website content filtering, captive portal hotspot and many others. Edgerouter Lite plus Unifi AP can be very powerful for SMB already. For home usage, Edgerouter X should be enough.

1) unifi is ready to scale up to 1000 devices, ur case should be not a problem.
2) I think is ok, as long as edgerouter can get internet connection, should be fine. Unless D-Link modem is the root cause of unstable internet.
3) hard to tell, need layout plan to check on heat map.
4) port forward is easy. Problem is Not sure you can get public ip or not, otherwise u need ssh reverse port forward or cloud vpn. For security reason, recommend vpn.

With a lot of IOT, recommend you to use unifi series product, as you can monitor all devices and check connection status in single page. Very nice user interface and u will like it.

If u not confident with unifi solution, recommend to buy one AP to do testing first if satisfy then invest more. But u need to do network planning to prevent wastage.
