Does anyone has price comparison btween the close projects to The Era?

For eg: riana dutamas and whatever new that is around it

I believe riana and Era is similar about 3k units, birch is about 700+ units.
Also Era is selling a concept with retail/f&b which I think will be like arkadia or DPC. If this works, then I think the whole dev will be successful. I’m not sure on riana but I think that’s a normal condo with facilities type, same as birch.
Other than the traffic, surrounding still being old. I’m more inclined to The Era to be honest.

I was offered 703psf net for the smallest unit 646sf high floor for bare unit. Thinking to get this but I’m still on the fence haha. Any opinions on this?

Yeah and this is the usual case for any projects out there. Whether they can deliver is really 1 case. Looking up the dev, first high densed project in KV. They ought to succeed else they will kill all their reputation. But also , their main con is pretty decent since they worked on major projects in KL. What are your thoughts? But I agree - this is just hoping ; haha

Yeah you’re right. 707 net psf is abit steep for this market. MK area is about 800-1000 psf yeah? But that’s the premium address already. Was also looking at capital appreciation and also exit strategy whereby this is a 1 bed 1 bath. Will it be attractive in the future?

What do you think? Should I proceed? 🤣

No worries at all. That’s the whole point of deliberating here on the forum. To get POVs for my consideration.

I agree with you that it’s still Segambut, I also considered it to be developed once Tan Chong factory fully moves out and that 47 acre land is redeveloped. It could drive the price up as well, right? But also to say - the supply there in the future might just boom. But at 700psf, I scared my entry price is too high to be called 1 of the pioneers to enter Segambut area in the next 5-10 years. Highly doubt in 10 years time, this place is asking for 1k psf too..

This is commercial land title and developer has no choice but to include commercial retails and office.

Do some research and update here which development with similar concept like era has successful retail lots??
Meaning service apartments with retails below???? Price abt 700psf new or subsale.

I can only think of tropicana avenue but the entire tropicana this stretch is the only retails area....
Casa tropicana got some but i wont say its higher class type.


Thanks guys. I've been seeing it wrongly. it shouldn't be a comparison to a higher class enclave when Segambut is infact not, albeit its proximity to Mt Kiara. Also the future KL Metropolis or the re-development of Tan Chong land will definitely increase the supply therefore the price may be competitive in its surroundings.

Not sure exactly what development with similar concepts priced about the same. will need to look into it. I think Tropicana Avenue has things like restaurants/cafes/saloon etc but wouldnt specifically call it successful IMO. Maybe my vision was it to be like Arcadia/DPC ; with restaurants etc, hence my comparison.
