Dear Sifu,

I just booked 1 unit last weekend, this is my 1st own purchase property.

I book 640sft with the price at around 400k. I do not plan for own stay, i use it for rental purposes. Do you guys think the demand for rent will high? There is around 3000 unit in the era itself, plus SP i guess will exceed 6000 unit in that area.

However, can I say that the target rental market between Era and SP will be different as Era is selling modern lifestyle (only if thier selling point work)..

I do some quick search see that SP3 rental is currantly at around 1.4k for 1 bedroom size. So is not that bad as the rental can easily cover at least 70% of my installment..

Just re-visit the showroom ytd for furniture package. Was told the furniture package for existing buyer is roughly 10% less compare with new buyer. The down side for existing buyer is the payment cannot put into housing loan for instalment like new buyer.

The price for those unit similar to mine have slightly increase, is like about 1-2% increase (comparison of bare-bare unit).

Mine is the smallest unit ard 400k.. I not very sure how much it increase cause SA didnt really explain in details, but roughly know that is ard 1-2%..

For your case, I guess they mark up the price but giving better rebate. Eventually the price didnt increase that much. Just my 2 cents..

Speaking from The Era owner.. I would prefer The Era as it not "too deep" inside segambut, just a corner after the roundabout.. and also the link bridge to jalan putramas which allow owner to have alternate choice for going in/out from premise..

However, if you buying for own stay.. Riana Dutamas might suit you better.. The era have retail shop and some owner doesnt like it.. Not to forget the facilities are shared among all 6 block while riana dutamas have their own faclities within their block.. Both are high dense btw..

If you are keen to opt out the furniture packages, I believe you can do so..

How many face of window you have? Mine only have 1 face window which facing the putramas.. even the other side wall doesnt attach to any unit, it still a wall, so to me I will still consider not a semi-d..

As my understanding, this link bridge is from jalan putramas to condo parking at about level 3 or 4.. The two pillar moght use to support it up to that level.

I heard there is a pedestrian from jalan putramas to the era retail shop. Isnt a good news for putramas resident?
