Went to the gallery office to check things out.
Let's talk about the bad points first:
To be honest, I was a bit skeptical about this project. My first impression was, these guys are trying to abuse the name "DUTA" eventhough the location is nowhere within the Jalan Duta zone. They are actually located in Segambut, where Tan Chong Factory is, and the whole place is filled with car service centers, small garages, junkyards and so on. Not so desirable for a resident area.
Furthermore the facade of the project is facing a T junction, which is pretty bad for you fengshui afficianados. That junction itself is an absolute nightmare during peak hours where traffic can built up all the way from Segambut Dalam area. There's a SRJK C further up, which means expect a lot of congestion cause parents like to double park at the side of the road and cause inconvinience to other road users. There are also a lot of heavy duty vehicles moving in and out in front of the condo gallery so the road condition is a bit shitty. Double parking is a common sight here, and it is a sight for sore eyes.
There are one row shoplots directly opposite the project area, and they are mostly patronized by foreign workers. Lots of Banglas hanging out in that area. There's also a 4D center in that row of shops, and I hated it so much, because inconsiderate punters like to leave their vehicles at the roadside at their whims to buys their millionaire ticket.
Now on the good points:
1) The developers promised an access brigde link BEHIND the condo, which actually links the project area to the Putramas condos across the railway tracks and huge drain, and to me, this link bridge will be the KEY FACTOR whether this project will boom or flop. The bridge will basically give you access to the entire DUTAMAS area ( where PUBLIKA is) and also the access to MONT KIARA. Everyone loves access to Mont Kiara, so called posh area of outskirt KL, land of expensive condos. Lots of expat community staying there. Not only that, the access road actually leads to another exit to Jalan Kuching, behind the Putramas 3 condos.
2) Still on road access, Ekovest is building a road link from near the area which will take you all the Kepong Baru, Manjalara, Desa Park City all the way to Bandar Sri Damansara. Accessibility no issue here.
3) Design wise, their condos come in several sizes ranging from 600 sqrt ( no show unit) 875sqrft, 1075 sqrtft, and 1305 sqrtft. The 1305 sqrft unit is marketed as dual key unit but really, it's not that big. Agent says you can actually convert the smaller unit as a master bedroom, or whichever way that floats your boat. Penthouse units are available at the highest floor of each tower, god damn 51 floors altogether. There are 4-5 towers in the plan, which means SUPER SUPER high density and no exclusivity. There are also some units with built in sky gardens at 8th or 9th floor i couldnt be sure. Units with 875sqrtft and above come with 2 carparks.
4) Pricing wise, i said it's quite reasonable, given the location of the project. Expect around 600MYR per sqrft. Early birds will get rebate, some 5+3 scheme which means buyers will get 5% discount + 3% discount on top of the discounted price if you fulil certain conditions which I forgot. which basically means you only need to pay less than 10% of the value of the condo as your deposit.
5) There will be shops below the towers, not sure if this is good or bad. The developer said the tenants will be scrutinized by the management to make sure they are quality but it will be hard. If Banglas start opening shops in the condo area which I think they will, then we can waive goodbye to the appreciation factor. Dont expect McDOnalds or Starbucks, it will be more like your local necessity cap ayam shops i predict.
That's all I can say now. Location is good, good accessibility to all nearby areas like Mont Kiara, Kepong and Jalan Ipoh, near town but the traffic will be HELLISH. The key will be the link bridge.
