QUOTE(ThEmAGpiE @ Jan 13 2018, 11:54 AM) Anyone can advise me which is the best view available - not gonna be blocked by future development? I am actually looking to book a unit at Tower A 1 bedder facing KL Metropolis. I have bought a 2000sqft unit also facing the kl metropolis, tower A as well. Not particular on view to be honest as my current condo have a nice view facing klcc and the novelty factor of that has diminished entirely. Anyways what I like about this condo is:
Pros: 10 minutes drive during rush hour to my workplace at klcc. Immediately goes straight to main road bypassing schools. Going back also takes me 12 minutes if I were to leave at 520pm. Tested this many times.
Also 1.4km walk (25minutes walk) to mrt 2. I may get a Portable bike for that matter. Once mrt 3 at KL metropolis is complete it's going to be only 1km walk!
At 550psf it's really a bargain for proximity to klcc.
Capturing potential upside once segambut is redeveloped.if they manage the commercial lots well , im looking at least another 40% upside on valuation. I've seen this happening with Bistari Condominium and regalia over the past 6 years.
Landscaping is excellent and I hope they don't fall behind expectations.
Cons..
A bit high density upon completion of full phase but if you look at other severely high density projects that are strategically located , prices are still trending higher.

QUOTE(ThEmAGpiE @ Jan 8 2018, 09:42 PM) Really not so sure about the huge trees supposedly going to be planted. Wont the roots of the trees ruin the building?? I think you can take a look at YTL capers as a benchmark for trees.. It still looks doable.. But don't think we can expect trees as per brochure.. Lol

QUOTE(DesRed @ Jan 15 2018, 09:48 AM) About the portable bike part, I was thinking the same as well if I happen to work somewhere near the public transport (ie. Monorail, LRT or MRT) someday. Based on my time driving around there, I did notice a pavement going towards Jln Ipoh past the Public Bank branch row of shophouses there and the neighbouring Petron station. Not sure about the Putramas area, tho, as I have not really explored that section in detail, but if that MRT station is closer, then that would be preferrable as that road is not too busy based on my time driving around there. I physically walked from The Era sales gallery to Viva condominium (where mrt 2 is) and that took 24 minutes. Also walked from putramas road (where the link bridge is going to be) to the alleged location of MRT 3 at MITEC (matrade) is , that took roughly 15 minutes as its only 700 meters walk. Also walked from sales gallery to the petron station that took 12 minutes. This post has been edited by Ozymandias: Jan 15 2018, 12:22 PM

QUOTE(DesRed @ Jan 16 2018, 09:51 AM) Probably need to start leaving from this condo early in the morning like around 6.30am or 7.00am at the latest to avoid the heat. Just that the part near the shophouses at the intersection have no walkway and you'll have to cross at your own risk or carry the bike and walk inside the shophouse path. Wonder why DBKL didn't install roofs covering the walkway, tho. I guess once the mrts are all up then they would start building those roofed walkways. But even at 9am the weather is just nice.

QUOTE(Ckmwpy0370 @ Jan 16 2018, 08:40 PM) yes can reach KL 10min or less Good thing also about the era is there is a front access and back access (putramas link bridge) .so for me going to work (klcc) I can use the back access and going home from work I can take the front access. Unlike most other condos , where I have to make a far turn..

QUOTE(DesRed @ Jan 18 2018, 08:18 AM) My apologies for being judgmental. Maybe some people here were quoted 3cps because they could've chosen the high floors. Mid to lower floors probably are only given a minimum of 2 cps. What I do remember is that the cp allocation are fixed for all units, so its not possible to purchase an additional one, according to the developer sales staff stationed there. My 2009sqft is 2cp side by side

QUOTE(kc_wong @ Jan 18 2018, 08:43 AM) Unfortunately only 2 car parks allocated. While previous opinions in this rooms said train stations are quite a distance, not being walking distance, but the advancement of technology has brought us e-hailing. Currently many people uses e-hailing service to complement the train services as their last mile connection. Recently another e-hail service just launched giving more choices to the market. While the older generation will still want to drive, with more public transport choices, priority to owning a car is lower among youngsters of the future. What's the new ehailing company called?

QUOTE(ThEmAGpiE @ Jan 22 2018, 01:34 PM) If you compare 1 Bed v 1 Bed of both development (same size) only RM9k more for the Era. For 2 Bedroom above The Era premium over Savio is about RM60-80k. Secondly, I believe a professional would prefer to rent a 1 bed with commercial - banks, supermarket, food outlets, cinema etc as opposed to Savio which only has KTM. Thirdly, I prefer Era location and link bridge is a much more strategic factor. Of course there is a risk that the mall will become a white elephant and abandoned. Hopefully that wont be the case... can't really compare their previous projects as benchmark. CEO is ex IJM guy which has experience in Klang Valley properties. this is JKG's first venture in KL and i'm sure they would do anything they can to grow their reputation. if this fails, their future projects surely fail one. its a do or die... just my thoughts...
