How’s the rental market here. Seems pretty affordable to get a unit but a lot of stock. Hope the partition antics don’t really play out here.

If it’s for investment I suspect due to how long the rental stock will take to get absorbed. This isn’t exactly a convenient location. If it takes more than 3 months on a newly vp and furnished place to get a tenant then already a bit of a worry and price war ensues. 6 months or more empty and we’re seeing a Lelong event happen.

Very pretty. This shows that high dense doesn’t necessarily mean awful as long as the design is good. This is the biggest issue as units are so numerous and homogenous nowadays that small details do make a difference for livability and perception.

Can’t change the numbers but you can change the perception. This is as bad as M Vertica but doesn’t have the same blowback. Why?

People are very superficial. The giant wall of M V looked bad. This doesn’t. Yes the realities either way of injecting 3k units into a community is huge. But one was made into a viral unflattering meme and the other is safe for now.

2912 units / 14.8 acres ~ 197 units per acre. Marginally better than M V. But it will have that similar wall shape.

We do know the reason. Limited resale value. It’s only fine for ownstay but culturally they would prefer landed anyway.

There are segments of people that will buy landed for own stay even if it’s far away like in Shah Alam etc. These units were meant for investment and I suppose not sustainable or circumstances changed.
