Then The Era would be the land by GBH too right? Near to TKS building, former proton service center, near magnum,kuda,toto

Guys, if u pass by jalan segambut you can see the huge hoarding and the entire factory land has been cleared. Show gallery in progress.

Kindly note this is NOT riana dutamas, whose site has also been cleared.

If its so then owner transfering asset fr 1 entoty to another entity for development purpose is obviously dun wanna affect or diaturb the nature of core biz activities.

because to host 60+ floors for each tower limits the architecture construction, to maintain the costs there isnt much design they can do, thats why they play up the landscape which is their core selling point...

the residential part is no big deal.

yes they do have a connecting bridge and mrt nearby soon

I thought Jalan Ampang was crazy.. but looks like jalan segambut is on steroids. I don't know what to say anymore. Nowadays 5k units for a development seem normal. Gonna pack my bag and rent SEH Landed for 800 a month and enjoy the mountain view there.

My understanding the Booking without commitment which may not turned into sales during SPA signing.

Buyers shouldn't be influenced much with booking rate and it will be wise to do own due diligence.

Hi Mr. Chin, in general nowadays undercon are priced to premium. Then again.... SP1 and 2 not exactly the same grade as these are supposedly medium cost apartment. However I do agree that with additional amenities from Era it will be enhance the value of SP1/2/3.

Laveville is about 2500units and Ecosky is about 1000units.. not exactly a lower density project le... Yes they are partly furnished and launched 2-3 years back... But location wise I would say inferior than Era Duta. and now psf wise the leftover units are priced higher than Era.

I maybe wrong but they will be VP-ed soon anyway and let's see the subsale price lo....

Agreed.... but nowadays hard to say.

Many public listed developers do Value Engineering and squeeze maincon costs. Many prominent maincons are merely management contractors and they sub-out to subcons. So it's many levels kinda thing. Alot cost-cuting.

Besides that, as you know, most developers rely alot on consultants (architect, C&S, M&E, landscape, planner, etc) and it really depends on the team for the particular project. It varies according to project. Even using prominent consultants do not mean might be excellent, because then you have to see whether the Person-In-Charge is experienced enough or not. Management oversight tend to happen as well.

Lastly, our general workmanship across the construction industry is still way below subpar compared to even countries like China (first and second-tier cities comparison). We still rely alot on foreign labour and the conventional labour-intensive style. Foreign exchange disadvantages also mean that we need to rely entirely on cost management and prudence in our materials used, so sometimes substitution of products do happen.

After rebate around rm610 to rm640 per sq ft depending on floors since is up to 50+ floors.
Think better to visit the gallery. I like the interior design more than anything else. Hope someone can find out the interior contractor for my other house. Lol.

Currently the jalan putramas already full of car during working hour...if connected there again really cant imagine the traffic there...😅😅
The sungai keroh last time famous of flood...really hope they will fill the land higher to avoid flood...

tan chong did have consideration of redevelop the industrial area... it all depends on the success in lobbying the mrt station... if they did it... then the site might be redevelop... since the plant is not really utilized in the maximum capacity anymore...

i think for own stayers who die die wanna stay around kl... the pricing should be a huge concern to them... unless with PAMA support... an ordinary young man cant even consider to own one condo in kl area... sometimes maybe the pro vs con judgement... low density maybe leasehold, high maintenance, no shoplots... something like that haha...

Just received the invitation today. There seems to be many activities with great event highlights and focus is on Tang Dynasty. Went to the gallery office to check things out.

Let's talk about the bad points first:

To be honest, I was a bit skeptical about this project. My first impression was, these guys are trying to abuse the name "DUTA" eventhough the location is nowhere within the Jalan Duta zone. They are actually located in Segambut, where Tan Chong Factory is, and the whole place is filled with car service centers, small garages, junkyards and so on. Not so desirable for a resident area.

Furthermore the facade of the project is facing a T junction, which is pretty bad for you fengshui afficianados. That junction itself is an absolute nightmare during peak hours where traffic can built up all the way from Segambut Dalam area. There's a SRJK C further up, which means expect a lot of congestion cause parents like to double park at the side of the road and cause inconvinience to other road users. There are also a lot of heavy duty vehicles moving in and out in front of the condo gallery so the road condition is a bit shitty. Double parking is a common sight here, and it is a sight for sore eyes.

There are one row shoplots directly opposite the project area, and they are mostly patronized by foreign workers. Lots of Banglas hanging out in that area. There's also a 4D center in that row of shops, and I hated it so much, because inconsiderate punters like to leave their vehicles at the roadside at their whims to buys their millionaire ticket.


Now on the good points:
1) The developers promised an access brigde link BEHIND the condo, which actually links the project area to the Putramas condos across the railway tracks and huge drain, and to me, this link bridge will be the KEY FACTOR whether this project will boom or flop. The bridge will basically give you access to the entire DUTAMAS area ( where PUBLIKA is) and also the access to MONT KIARA. Everyone loves access to Mont Kiara, so called posh area of outskirt KL, land of expensive condos. Lots of expat community staying there. Not only that, the access road actually leads to another exit to Jalan Kuching, behind the Putramas 3 condos.

2) Still on road access, Ekovest is building a road link from near the area which will take you all the Kepong Baru, Manjalara, Desa Park City all the way to Bandar Sri Damansara. Accessibility no issue here.

3) Design wise, their condos come in several sizes ranging from 600 sqrt ( no show unit) 875sqrft, 1075 sqrtft, and 1305 sqrtft. The 1305 sqrft unit is marketed as dual key unit but really, it's not that big. Agent says you can actually convert the smaller unit as a master bedroom, or whichever way that floats your boat. Penthouse units are available at the highest floor of each tower, god damn 51 floors altogether. There are 4-5 towers in the plan, which means SUPER SUPER high density and no exclusivity. There are also some units with built in sky gardens at 8th or 9th floor i couldnt be sure. Units with 875sqrtft and above come with 2 carparks.

4) Pricing wise, i said it's quite reasonable, given the location of the project. Expect around 600MYR per sqrft. Early birds will get rebate, some 5+3 scheme which means buyers will get 5% discount + 3% discount on top of the discounted price if you fulil certain conditions which I forgot. which basically means you only need to pay less than 10% of the value of the condo as your deposit.

5) There will be shops below the towers, not sure if this is good or bad. The developer said the tenants will be scrutinized by the management to make sure they are quality but it will be hard. Most of the developers are using "Duta North", Kiara North" "Hartamas North"", Damanara North" all are = to Segambut Muquite some time ago. Therefore it is nothing to hu ah about it.

The segambut area or the row area is currently still being occupied by a row of factories. Slowly the area gonna to transform to new township soon which the Riana Dutamas (under IJM and JKG will occupied the whole area) and will be launch mix of serviced residences, small office versatile office (SOVO) and retail outlets.

It has reported that Tan Chong is mulling to redevelop its 47-acre manufacturing plant located just opposite the site.

@carloz28 good overview and I share the same sentiment. I can attest that the traffic during peak hours can stretch all the way to Segambut Dalam, not including the Chinese School crowd which as we all know is well and truly annoying..

What struck me as odd when I visited the showroom is the way it is being marketed..I mean sure you can promise flora and fauna in the walkway, etc. etc. but lets face it, even the most reliable developer isn't gonna come thru with this.

Also, when I asked the SA about the shoplots (I got a pretty shitty SA who seems disinterested) the answer I received was pretty much the same as yours, closely monitored and scrutinized by the management...

I guess on hindsight this might actually be an interesting development, but too much of 'wait and see' factors is detracting me from making a DP for a unit.

AND, 51 FLOORS...HOT Damn

It close enough to jalan Kuching and possible build extension to duke if the developer want to since the GDV is huge and will able to support.

MSC wise is depend whether you target to build a lot office block that target IT company like bangsar south and eventually bangsar south got MSC due to strategy of the developer.

I said got potential due to the size of the land and location. Whether can fulfill the potential is down to the planning and ambitious of the developer

Become a top 20 or best developer should have its own big landbank, size, quantitative, qualitative, etc criteria.
Therefore JKG Land Berhad was not in the list but I believe it is a good developer based on its strong background developer in North Region. biggrin.gif biggrin.gif

MRT 3 is still under study, based on speculations:
1) a stop at Matrade, next will be sentul west/East
2) a stop at Matrade, next will be RiverCity Jalan Ipoh
Therefore, I don't think there will be a stop at Segambut area as already Segambut KTM station

iirc MRT 3 is fully underground, if have a station nearby will be good, currently the nearest train is KTM segambut

Don't be overawed with the booking status, in today's market, bookings with no firmed commitments (deposit of 5k and above) would have less than 10% conversion rate.

In any event, the new laws NOW allow a purchaser to recoup 100% of the booking fee, and developers are not allowed to charge admin fee or any fee under whichever name in the event that the purchaser does not wish to proceed with his purchase.

Regulation 11(2) of the HOUSING DEVELOPMENT (CONTROL AND LICENSING) REGULATIONS 1989

"No housing developer shall collect any payment by whatever name called except as prescribed by the contract of sale."

This means that the developer cannot forfeit any of you booking fee, for whatever reasons (administrative fee or service fee whatever) in the event that you do not wish to proceed to sign the sale and purchase agreement (even if you already have the letter of offer from the bank and the developer is aware of this).

So, you can actually place any deposit for a property with a developer and walk away whenever you want and get full refund.

This only applies to residential properties.

There will be at least 5-6k units on this stretch of road just from this Era + Riana Dutamas alone.

IJM is pitching the short drive to Duke 2 (the extension) interchange which will bring you directly to jalan tun Razak.

Also the site is located next to the KTM station.

Now residential market remained sluggish, therefore dont expect high appreciation return.
Also sub-sales value has dropped around 15% since year 2016, you cannot sell high price at the moment.

Cultural/Art does not bring in the dough. After all, once the developer sells the project, they don't care. The risk has been transferred to buyers.

nearby Putramas has about 3k units. right now asking price around $500 psf. wouldn't it be better option? no need to waste rental or interest during construction period like ERA. Risk wise is much much lower (project delayed due to recession, developer not deliver per promise, no link bridge or so on..).
location wise, Putramas is also slightly better right?

i think asking price now is $500psf for Putramas II and III, thats at least 20% below Era.

yup there was quality issue with Putramas I, but not sure about II and III. anyway, Putramas resident is in better position to comment on this...

I just booked 1 unit last weekend, this is my 1st own purchase property.

I book 640sft with the price at around 400k. I do not plan for own stay, i use it for rental purposes. Do you guys think the demand for rent will high? There is around 3000 unit in the era itself, plus SP i guess will exceed 6000 unit in that area.

However, can I say that the target rental market between Era and SP will be different as Era is selling modern lifestyle (only if thier selling point work)..

I do some quick search see that SP3 rental is currantly at around 1.4k for 1 bedroom size. So is not that bad as the rental can easily cover at least 70% of my installment..

The interesting thing was, in The Edge article back in November, 2016, it was stated that the 277,000 sf retail would be retained by the developer. Similar statement was missing in The Star article.

Of course the developer may still have the intention to retain the retail and open a shopping mall.

If I am a purchaser of this project, I will want to know :-

- what is the developer intention with regards to the 277k retail space?

- if the developer wants to retain and open a shopping mall, do they have the expertise to manage a shopping mall?

- is that location suitable for a 277k shopping mall?

- what if the developer subsequently disposes off the retail portion and the tenant mix becomes uncontrollable?

Promises are empty, unless can be reduced to something in black and white.

This is propety commercial or residential title ? I'm as the SA there b4 .. he just said now under commercial titLe .but upstairs is residential should be residential titles. .. if not the residential title in future depends the development want change to residential title's or not......

Yes...thats why developers usually use the term 'service apartments' to distingusih resi usage comm title compared to residential condo for resi titled property.

If you want to be sure that the condo u bought is legally able to use as residential even its under commercial title....make sure the spa u signed is under schedule H. Its not only protected under hda also the spa spells out the usage as well.

It needs to be commercial title in general. During the time of 2010, developer claimed that golden triangle land would have mix title for commercial and residential. Some of my buddy did the "Title Search" in the land office (Komtar) to confirm @ RM30.00 per search for similar answer. Frankly till today I have no clue if the commercial is explicitly defined for such development.

Yep, that's true. If there is no jam on either the Segambut roundabout or Jln Ipoh, it will be a breeze and just deal with the traffic lights nearby. I was able to reach Mont Kiara in just 10-15 min (including traffic) from there as I happen to work nearby Tan Chong Motor Assemblies (TCMA). biggrin.gif

But during peak hours, that road will come to a crawl, and the worst is always around the Segambut roundabout after work as you have to jam with the crowd who are heading towards Cheras, Klang and Selayang/Rawang. For me, I usually turn left from the T-junction and do a semi-circle towards the flyover connecting to Jln Duta and towards my condo at Seputeh (I live nearby the Thean Hou temple, btw). As what one forumer here mentioned, the cars who double park near the shophouses made the road go from 2-lanes to 1 lane.

Coming to work, on the other hand, is much smoother as I usually arrive there at 7.20am but the worst jam during this period is near the Kai Chee primary school and the parents sending the kids to school tend to double park around that stretch of road and it isn't helped by the drainage expansion nearby the Petron station before the school. It actually made the jam worse if you ask me.

As for the sales gallery itself, me and my fiance have been there twice, and from my experience with 2 different internal SAs based there, they are not really that enthusiastic in marketing this project. Furthermore, being surrounded by hardware shops, kopitiams, car workshops/chop shops, it really leaves much to be desired in this area overall (to put it mildly). Skipped this project in the end.

yes...if the developer failed to transfer the rate to residential rate, and water will be still falls under commercial rate.

moreover, your assessment fee and quit rent will be slightly higher as well.

Ipoh road from Batu 2 to Batu 5 , weekend no jam one same to Jalan Segambut as all the industrial are all closed not working.

Yep, too true, though both this project and Riana Dutamas are touting 3k plus units each, which are really dense.

I don't know what will happen in 4 - 5 years time once both these projects are completed and occupied, but one thing for sure, do expect more cursing on Jln Segambut coz you'll be jamming together with the new neighbours from these two as the jam gets worse. tongue.gif

hmm this discussion seems to be quiet for some time now. wondering if anyone did actually bought units from The Era.

Dropped by the site last weekend.. from observation, location wise, pretty decent albeit the workshops, free hold property but high density.

Sales were pushing the units on the basis of the design & amenities which not sure if the developer can actually deliver or not. bear in mind, this is the first high dense residential project.

just curios to hear what the sifus have to say about this project.
