As for the 3rd party agents, it depends. Some are honest, some aren't. My uncle was unlucky enough to kena con by one of these agents for the Park 2 when he put in the RM 10k booking fee only to find out that the unit that he wanted kena sapu by some other buyer a month later.

If you buy from developer after the project completed, most likely you are left with units with unfavorable numbers or unfavorable view or location. Not necessarily larger units or higher floors, as I have seen some projects which big units and high floors are quickly snapped up leaving smaller units and lower floors unsold.

If you buy from sub sales, definitely you will be paying higher price and most likely you don't get rebates and free legal fees from the vendor. It is not likely the vendor will mark up the selling price in the sub sales SPA for you to get higher loan because it will triggers higher RPGT.

Availability for sub sales is also another factor. If too many owners are selling immediately, there might be issues with the project. If it is a good project, nobody will be selling.

It is such unfortunate that your uncle encountered a careless agent who didn't lock in the unit upon receiving the booking fees. In fact if the agent could not confirm with the booking, the agent should be frank about it. We do have cases where client places their cheques with us for waiting list cases and we make ourselves clear that it is subject to availability.

Yes, from now on there would no longer be bare units available. All unsold units will be selling as semi furnished and hence the increase in prices.

The furnishings include Daikin air con, Teka kitchen appliances, Signature Kitchen wardrobe and kitchen cabinets, Rubine water heater.

Partnership agreements were signed this morning to furnish the ERA. The MD emphasized that these furnishings partners are committed to provide after sales services. These partners are selected because they are the leading brands in their respective market.

The sales system already updated with new prices, which means the price quote in the SPA will include the furnishings.

Of course if buyer insisting bare units, they may or may not entertain your request because JKG committed to their partners for the bulk supply of the furnishings to keep furnishings prices low.

Yes, you are right. On the other hand, those without cash on hand for furnishings will find it easier after VP because part of the furnishings are ready and hence no need fork out so much cash for renovations.

Apart from the furnishings package launching, recently the developer had not undertaken any promotion activities... not even any CNY activities or road show. Sales depending on agents own initiatives to do marketing.

The kitchen and living space to me is quite the same for both. Regarding the room sizes, it all depends on your individual requirement. There is no hard and fast rules. Anyway the 1044 sf type is actually limited edition type as there are not many of these available. At the time of reply, only 6 units are available. Do let me know if you are interested to select any unit.

The thick yellow line on the right side, if I am not mistaken. The was a briefing for agents and this was shown to us.

If you are referring to building layout, there are some differences between the two towers but not significant. However, if you are referring to individual units of the same size in both towers, there are the same.

As regards to the availability, there are some units still available in tower A. However, whether the available units are suitable for you or not is another matter. (You can check with me if you are interested). On the other hand, there are many units available in tower A for bumi buyers but most of the units have number 4 in unit number or floor number.

As regard to pricing, most of the units in tower A was sold as bare units. The current pricing are updated to include fittings, therefore are higher. Also tower A was launched earlier with lower price compared to tower B which was launched much later.

I see it as lacking bumi buyers. Since Chinese buyers generally try to avoid number 4 if possible, the developer allocated those with 4 for bumi buyers. On the other hand it seems many Malays like number 4 (my perception only).

Hard to answer this question. Since the launching of the fittings package, I am not aware of any marketing activities such as roadshows being conducted, no billboards, not even online ads.

Yes, exactly. This project is located next to Mont Kiara/ KL Metropolis. Not far away from the Segambut roundabout. Easy access to Jalan Ipoh, Jalan Kuching, Jalan Duta, Sentul, DUKE. Can access to NKVE via new interchange proposed by KL Metropolis. Merely 6km to petronas twin towers. To some people this is a strategic location.

There is no change in the package since the revision after the launching of fitting out package. This Sunday however, there will be additional gift for the first 10 buyers. Various free activities including activities for kids had been arranged at the sales gallery for this Sunday.

The Nigerians are concentrated at Aman Puri area in Kepong, (not at this part of KL). At night you can see many of them fill up all the coffeeshops nearby Aman Desa.

Gombak area are normally Somalians. Elsewhere the Nigerians are also at remote part of Puchong and Cheras Mahkota especially Venice Hill.
