True this...The Jalan Duta roundabout is not really easy to exit and it already have a long queue there..

You may use the link bridge to access to Jalan Duta round about, the traffic there should be better since it is a 1 way turn. thumbup.gif

Are you serious? One Way? from what you mentioned, the link-bridge can only turn left? But my SA told me that I could turn right to MATRADE from the link bridge! Do you have any photos that can show?

Holy moly, then it's super inconvenient! That road used to be congested as people always U-Turn, and few condos along that road. But my SA told me there's a traffic light to allow us to turn right, but now it has to be an illegal turn. I can imagine now the link bridge's traffic will be even terrible. Everyone will be stuck there just for illegal turns or noise of horn. ranting.gif ranting.gif ranting.gif

I went there and saw the link bridge. Then I realized that it is not walkable to MRT. There is no way for them to build walkable pedestrians to MRT unless you wish to risk yourself walking over. innocent.gif innocent.gif

In this case, can anyone share your point of view in terms of this property is suitable for your own stay or investment?
If it's for investment what will be the potential gain as in rental or increases of the property value? As I found there are many condos nearby such as Antah Tower, Royal Domain, Royal Regent, Sri Putramas, Riana Dutamas Fiddlewoodz, United Point and etc.
If you are looking to rent a house, will you rent The Era, and how much you are willing to pay for it?

Looking at this pic the upcoming Jalan Kuching mrt 3 & komuter station will be within walking distance about 200-300m from the era... thumbup.gif

the rental price will be dependent on how much proper dutamas address condos charge... if their rental get compressed, then the era will be affected worse... and still u have to consider internal competition between phases and IJM project... lol... so u can imagine here...

First thing in mind would be the high competition with the nearby projects and within the blocks itself. The road congestion issue is just going to get worse in 5-10 years down to the road with the one way link bridge, MRT station construction and high dense project. Did anyone concern on the flood risk in Segambut?

I think phase 2 will complete around 2025-2026. So you only have to endure around 3 to 4 years of congestion but after that, I think the infrastructure will be better than the current condition because you can see from MRT 1 and MRT 2 projects, they will not just build the stations but also upgrade the infrastructure within the vicinity ie; roads, pedestrian walkway, bus/taxi stand etc.

I don't think the MRT 3 Jalan Kuching will be at this location, as official announced by MRT3 Corp, it will be an interchange( Walkable within 200m) with KTM Segambut - Port Klang Line, Station at Simpan Batu Halt.

Agreed with you, the road is always congested due to traffic light and if the MRT 3 Jalan Kuching is located next to The Era ( Which I think its not ), the road will be even congested due to public transport waiting, grab car pick up, family, pick up ,drop off waiting and double parking. And Yes, Segambut always Floods, I am wondering whether it will affect The Era.

The Jalan Segambut already been expanded and there are no extra space for them to build taxi stand, walkway ( unless flyover). And if you can notice from the picture below, the road is very narrow and not expandable due to both side are manufactures. So in this case, if they build MRT 3 over there, will it be benefiting to The Era? How many of us will take MRT 3 for most of the time? When ever peoples drop off, there must be a car and the car need to exit to Jalan Kuching, either U-Turn ( So can imagine where they can make a U-Turn? Yes , you are right, in The Era) or exit to DUKE Highway ( Share the same main road with The Era, notable there are schools and Riana Dutamas).
