My understanding the Booking without commitment which may not turned into sales during SPA signing.

Buyers shouldn't be influenced much with booking rate and it will be wise to do own due diligence.

If this Era priced at average of RM600psf net, how does this translated to horsey for propertis such as Lakeville, Ecosky and Flexus? Which in my mind, also launched for >RM600psf with exception of Flexus >RM750psf.

Even Pano also selling for RM800psf.

there's plenty of nearby mayland properties mah.

besides, pound for pound, say 600 vs 600.
one's a high density development and bare.
others are lower dense with partial furnishing.

so who is better?

Hi Mr. Chin, in general nowadays undercon are priced to premium. Then again.... SP1 and 2 not exactly the same grade as these are supposedly medium cost apartment. However I do agree that with additional amenities from Era it will be enhance the value of SP1/2/3.

Laveville is about 2500units and Ecosky is about 1000units.. not exactly a lower density project le... Yes they are partly furnished and launched 2-3 years back... But location wise I would say inferior than Era Duta. and now psf wise the leftover units are priced higher than Era.

I maybe wrong but they will be VP-ed soon anyway and let's see the subsale price lo....
