for me, if those things doesn't cost much or when the tenant move in it is not in really good condition but workable, i will pay for it.
if it's new and it's broken, i will charge it to the tenant.

QUOTE(hellremix @ Jul 19 2016, 10:52 PM) Yeah, if 2 or 3 bulb should be ok, but if it was more than 10 bulb, I need to reconsider this. Haha.. there is also one light in the bathroom that was totally torn apart. That one i think i can charge the tenant right?. How about the window handle, i can charge them rite?. I just go through the agreement and found a clause saying that the tenant should return the house in its original state. Does it mean the tenant should make sure everything is working as per during they start to rent the house?. Please advise on this guys. Thanks yes it means that the tenant has to return the house the way it should be when u handed the house to him/her. u can talk to the tenant properly and maybe to make the relationship better, some minor repairs that doesn't cost much, u can pick up the bill. just for out of goodwill.
