my area here is ready for 2.5 years already. but a lot of owners have yet to move in. my prescint has at most less than 30% occupancy as a whole prescint.

You can try to upgrade the router first and see does it help, after that you can decide should you upgrade to better connection speed - 50Mbps / 100Mbps.
