Are they live like 50' off htc?

For me, its not about what i think of htc living. Its all about how my subsale biyer think about living next to htc and still willing to pay premium for it.

a house where you spend at least 8hrs a day, excluding weekend. How much time you spend in shopping mall, Uni, ERL, int school?

like I said, its not what you think. What yr subsale buyers think more critical. HTC hardly moved, but ppl can. Unless you say yr subsale buyers are willing to pay top dollar premium price for your next to HTC unit......I rest my case.

If you look for long term such like Renting, or other oppunities like kids study there.
If you look for short term money gain (subsale), than not wise choice for that areas, not even other housing developers.

For me are looking at long term and gambling for future growpt on this special land.

Careful ya if target rental, my agent gor gor told me got many many properties currently being built not only in Sunsuria, but also around Sunsuria. You will be facing huge competition for many years to come. By the time all empty units finish digested, your condo may become old oredi.

If target self stay, later scare got people ahci-ahco the HTC like Beancounter gor gor say.

If landed, I think can aim long long term lar.

But I think in the end, commercial property buyers most likely will untung the most kot unsure.gif

for a student that do not have a car and dont want stay at hostel due to alot restriction/rules.

stay outside can have access to entertainment , sing k, movie, (shopping mall), yamcha still late late (jasper square), sport (facility at condo/uni), travel (bus to uni/ELR)

HTC is not that near la (130m), it quite far if you been to the olive site.
it HTC -> 5 story Parking -> The olive (at least 300~400m from the condo)

last phrase sell around 480k
