Location is alright. That day went to site visit.seems there is HTC tower nearby.
Also, 1st parking pay by own.

My parents stay along Jalan Rukun 10 facing the development. As usual, no information until now, and obviously no one along the area was consulted despite the extreme density of this project along the few narrow road getting in to the project.

638 units, 48 storeys, to be honest, just blindsided me. I knew it would be developed sooner or later, but could not have imagine this density on a small hill slope with HTC right next to it.

Obviously my parents will have to deal with a lot of changes, but from your experience, how does this affect the value of my parents property being directly across this ?

I have received message from developer that my application has been approved by KWP. When I went to their show gallery, no people wants to serve me even I have waited for more than half hour. OMG. I can see some of them were free, but still don't want to serve me(Maybe I look young and alone).
I saw a SA standing there and asked him for few question, but then he left again. Very disappointed. They choose to serve other ppl but leave a potential buyer wait like stupid there. Am I look very poor? sad.gif

Is not they LC don wan serve u, just because u are go through KWP and already get approved. Agent serve u also no agent fee. So don need waste time on u la. Just forgive they co they also cari makan. If u apply through them sure they will serve u.

How do they know I am approved by KWP? By sixth sense? 🤔 Even I apply through them, still need to approve by KWP also wad. I also cari makan la. Don't think this is the right attitude to do sales.. anywhere, the project site located at housing area. Environment ok cause quiet, unlike OKR can hear those car racing there

It appears quite a few got loan rejections. Units are still available at the office in Kuchai Lama (you can pick available units) But soon they might reopen for registration and then you have to do balloting. It seems about 25% still available.

Also the location is not So close to HTC as previously stated. See my post in the other thread:

This 737 really a good deal for rumawip, Freehold somemore.
But after i do heard the HTC is just 20m away from the building.

And i do some research about HTC.. guess what?

I really don't think the HTC is something to freak out about. You need to be really unlucky to be allocated a unit close to the HTC. As I explained in the other thread the actual construction on the site, shows that the building is being constructed further away from the HTC than other posters here have claimed. The up-market condo Continental Heights is actually much closer to the HTC.

I think gembira 737 is one of the best Rumawip projects out there (size, layout, location, freehold and all), but my main concern is the developers lack of a track record (only 1 previous condo project).

Red line: building. Blue line: property, access road, Green line: Previous suggested location (as far as I know Wrong).

Still considering Gembira 737. Here are my Pros and Cons. Any comments?

Pros:
- Freehold (most Rumawips are not)
- Good layout with big windows.
- Good location in mature area with lots of good food around (quite safe area also). Very limited space for future development, unless they demolish surrounding buildings.
- Quite central in the greater KL area. Close to KL. Close to PJ. Close to Sunway. Close to Bandar Malaysia. Next door to Midvalley/Kerinchi. Smack in the middle of OKR/Happy Garden.

Cons:
- No swimming pool
- A bit far to MRT (5-6 min drive).
- Quite unknown developer (only 1 big condo-project before, but this seems to have been completed on time and according to specs)
- Congested area. And set to get worse.

In terms of layout Wide and Bright is always best (only surpassed by Corner Unit with windows in different directions). Gembira737 has one of the best layouts I’ve seen for Rumawips. This is probably due to the narrowness of the property and the building (see my earlier post)

Yes D'nuri also very Good! My second favorite. Similar layout to Gembira (slightly deeper but with Balcony! Big Windows!) But D'Nuri all book out and Leasehold.

Yeah, but I'm pretty happy with Gembira 737. They let me pick the unit. High floor. Balloting and/or random rejected units is such a headache. Freehold should be a better investment case as well, especially considering the 10 year lock up for Rumawip.

Well, as you can see by my earlier Pro/Con post Gembira737 isn't Perfect. But nothing is.
It does have a lot of advantages, including being 50 sqf bigger than standard rumawip and being Freehold.
All things considering Gembira737 is my favorite among the Rumawips currently available.

Do you mean the Rumawip approval? Should be quite fast if you did the application through the developer. They do the applications in bulks I think. If you apply directly with Rumawip/dbkl it might be a bit slower.

Wow, thanks a bunch! Very nice of you! Glad to see it's still filling up nicely. Doesn't seem to be many drop-outs, but I guess a lot of people are still going through bank loan approval. Hopefully most buyers get their financing.

I compared your photo with the one I took beginning of june.
Marked the ones that got booked with green and the ones that got released with yellow.
Looks like it's the low floor units and units close to the lifts that have gotten released.
Seems from your photo that all units are now reserved (even the ones that got released).
Looks pretty impressive to me.
Hope I get a chance to check out the construction site one of these days....

Interesting! What newspaper was this? The booking board looks very full now, but I guess they're worried about drop-outs. I see a lot of other developers struggling with people constantly pulling out or getting rejections from the bank. The market seems very saturated at the moment. Would probably be smart to chose the projects that are close to reaching the sales targets. A lot of the new projects being launched are 2k-4k units and 100% unsold. With a slump in demand, you can't be sure they will be ever built. At least Gembira's 600+ units looks to be at least 80-90 percent sold. Unless the dropout rate is extreme, they should be able to fill the books.

I dont think is dbkl allow but the developer have no choice but choose to sell it to public. Whether working in othet state i m not sure cause i din ask much on it due to i work n live in kl.

Cannot be sell within 10years... so its still RUMAHWIP. Just that now people from other states can purchase. Previously I think it was limited to those working/staying in KL.

The big difference between Gembira 737 and other Rumawips is that G737 is freehold. Most Rumawip developers get DBKL land for free (leasehold) in exchange for building affordable housing with a lot of government restrictions. The developer of G737 actually owns the land himself (freehold), and therefore isn't obligated to abide by the all the restrictions. This is how I understand at least. I mean; if the government doesn't provide the land, why would the developer be willing to abide to restrictions? Freehold will also be much better for investment.

I find online that the magnectic field thingy or electric field is generated by the tower's conductor... this project is located 22m away from the cable while tower is quite far away, I would say around 300m away? plus if u take higher floor, u will be more further away from it

I think gembira 737 is one of the best Rumawip projects out there (size, layout, location, freehold and all), but my main concern is the developers lack of a track record (only 1 previous condo project).

Red line: building. Blue line: property, access road, Green line: Previous suggested location (as far as I know Wrong).

Usually 1st round will be ballot. Then after ballot got balance and reject unit. The developer then allow the potential buyer to choose those leftover unit with a deposit. Submit all the doc to the developer instead direct to Putrajaya.

Green stickers are unit available for ballot, the progress they said by year end the foundation should be done...

About widen the road, the sales just said will be widen, but judging from the look of the road... I kept my finger crossed... did u know which road they going to widen? Is it the Jalan Rukun?

If they complete the foundation by year end they should still be on track:-)

The drawing I saw for the project to widen the road was mostly jalan Selesa 12 and partly Jalan Rukun 12. Let's hope they manage to nag dbkl to complete the work:-)

They shared that they are still in the progress to deal with DBKL on widen the road when i checked with them last weekend.
About the renovation package, the contractor (gembira bina under TE Group) will share the renovation package to the owners for consideration when we are getting VP later.

Actually all I care is some average kitchen cabinet with hood, simple plaster ceiling with LED downlight, room cabinet, living room cabinet, Aircond and Iron grill... wondering how packages like this would cost... if they have a sample design, getting these renovation package from them will save the cost for hiring a designer for our own

Omg, wtf. Sorry, but where did you hear this 40-50k thing? This is Rumawip, not Trump Towers. If they offer renovation package for 40-50k I will laugh at them. When I talked to them they indicated 20k. That's more in line with other Rumawip projects. Still no bargain. My opinion:-)

Yeah, of course there's really no limit to how much you can spend on renovation. The whole idea with the developer offering a renovation package is that it should be significantly cheaper due to standardisation, bulk buying, and mass production. They indicated 20k and I think that sounds acceptable depending on what it includes. If you want a specific style or quality, and don't care so much about price, it would be better to get your own contractor or buy a third party package

I assume yes. Maybe the sales not that good so the developer obtain permission to lower down the criteria. End of the day that area majority is chinese and kinda less young adult

Only for people who already buyed a unit I think. This is because the developer owns the land and the units are sold as freehold. Other developers gets the property free from the government, leasehold, so they have to follow the rules very strictly. To me this sounds like good news. Should ensure that the project stays fully booked even with potential drop-outs and rejects. With the current economic environment I can't really understand how the new projects with 2k-4k units will be able to sell enough units to justify the project with full Rumawip conditions. 300k is not that "affordable" to most people any more.

Yeah, seems like high floor unit gets high floor parking. Does anyone know which car park floor has the entrance? I guess 1st floor, but quite often there's some underground floors and the entrance might be 3rd floor. Anyone knows?

Thanks! Yeah I guess so. Last time I saw the site they seemed to have done a lot of digging, but I guess it's only to level the ground which is a bit hilly.

It would be perfect if it had a decent size pool! The upside to no pool though is lower maintenance fee. Also some Rumawip that advertise “pool” only has a kiddy size wading pool. But there are a few decent ones as well, based on project drawing, But with 1k-4k units like the new projects you need a damn big pool for it to be of any practical use!

Pasting in my previous pro/con list for this project:-)

Pros:
- Freehold (most Rumawips are not)
- Good layout with big windows.
- Good location in mature area with lots of good food around (quite safe area also). Very limited space for future development, unless they demolish surrounding buildings.
- Quite central in the greater KL area. Close to KL. Close to PJ. Close to Sunway. Close to Bandar Malaysia. Next door to Midvalley/Kerinchi. Smack in the middle of OKR/Happy Garden.

Cons:
- No swimming pool
- A bit far to MRT (5-6 min drive).
- Quite unknown developer (only 1 big condo-project before, but this seems to have been completed on time and according to specs)
- Congested area. And set to get worse.

In terms of layout Wide and Bright is always best (only surpassed by Corner Unit with windows in different directions). Gembira737 has one of the best layouts I’ve seen for Rumawips.

Which floor? If tall enough its further away... and I did some research it seems the electric field and magnetic field is caused by the tower's condenser which is quite far away from the building

I like the big windows. Hopefully the management will be able to keep the building maintained well:-)
No balcony means less mess and people putting shit outside. They said they would only allow internal grills. Great!
I think G737 has a better potential of staying nice than some other Rumawips. 2 things mentioned above, and also the buyers are important:-)

Before this I was as using celcom and my working place was 22floor. The signal can say unstable.
But of coz after I change to maxis everything is fine.
I unable to confirm if that area were maxis or celcom territory.

Duh... procedure is procedure, of coz have to follow no matter what la.
I have booked since last year (consider first batch as when I pay booking, I see there is only few in front of me, even when I choose unit), paid 30k, got the unit + parking and 2nd parking in waiting list, and S&P signed la.

My meaning of waiting progress is their construction progress and ready to pay bank interest for the first time. 😅😅😅 don’t so gan Jiong.

Ahh, I see. That's good to hear! Sorry, for misunderstanding. Got worried we paid too early:-) Yeah, as far as I understand they have to complete the foundation in order to claim the next 30k, and then the bigger payment after that is when they start building your floor. I'm high floor so can wait longer. Then the biggest payment is at completion.
Lucky you got to pick among all the units!

No official letter on bank repayment but online banking portal saw notification on interest payment.

Check your respective bank under housing loan if anyone of your bank start asking for repayment

Not so sure about monorail.
However there is confirmed MRT2 Kuchai Lama station, just around 1 to 2 KM away (previously was Ajinamoto factory).
Will be completed in 2022, park and rider service available.
On top of that, Kuchai Lama station is just 1 station from Bandar Malaysia, 4 stations to TRX and 5 stations to KL city centre. Very accessible in future.

I hope they will revive the Monorail extension also. Would be super convenient to travel to Mid valley and Sunway. I guess the MRT is also gonna be a plus, but it's a bit far to walk.

Yeah, I guess there is a risk it would be delayed. Did anyone visit the 737 office lately and check the dropout rate? How many units still available?

Oh, really? Not aware about thr schedule. Progress of Lanai residence is quite decent now, Already reached 4th floor. Seems Progress of Rimbunan residence is moving fast too.

The early AK projects complete on time or ahead of schedule I think. Sentulmas and Puchongmas looks nice!

Thanks! Great news! This made me happy:-)
Really hope they will keep posting progress photos.

On the progress I can understand that it would take some time to transfer from ground works to building the main structure. As this is two different ball games. But when the first couple of levels are up, they should be able to maintain a good progress rate in order to save cost.

In early March they started work on the first level column. I think when the first few levels are up we should be able to expect faster progress.

Official completion deadline is end of 2020, but the developer said they would target to finish early. It would save the developer a lot of money to finish early. But the progress so far has been slower than the developer indicated.

This is one of the few freehold rumawips, and has a pretty good layout.

Does anyone know how the booking board looks like? A lot of loan rejects?

A bit difficult to say without seeing the finished layout, but I would prefer high floor and low numbers. That way you are furthest away from the HTC.

If I could hand pick I would choose high floor unit 1 or 2.

2, 3A, 6, 8, 10,12, 13A, 16 (PJ view, according to them you will able to see Sunway, some like it, some dont like it due to feng shui)

now, it depend on you wan convenience, which is close to lift (but expect a bit noisy), or you wan quite, that is corner. just that you will need to walk longer way and make sure you are not forgetful type of ppl.

but then, if you choose unit by now, unit left over should be limited bah?

Did anyone see the layout of the carpark levels? Looking at the construction the building really is quite narrow, and with so many columns. How could the layout be? Just one lane with one row of cars on each side?

Continental is built on a hill. Whereas G737 is not. I would say the hight difference should account for around 10 floors, so 28 sounds about right.
But I believe only high number units, furthest away from the car entrance would have blocked view. But not sure. My unit facing other direction

I also think that facing PJ would be a good view. Without any blocking.good choice for you. But then still need to see actual unit only able to judge. Now just an estimation from developer.

You got the point. But quite wired to have such many pillar to support upper floor. Could this be ramp to next or below level?

Thanks! Just found it. The layout is more narrow than I thought. Can't fit many cars on each floor. Did everyone get a car park inside the building, or are some on the big parking area outside?

Their office is close to the project site, along Jalan Kuchai Lama. Last weekend a poster in this thread indicated there was 20+ units left. Maybe a few good units will still be released due to loan rejections and other issues.

Lol, a nice day to you too! I'm not sure about what side is hottest, but I guess afternoon sun could have more power on PJ side. Not sure. The building is constructed at quite a steep angle to the HTC, so the closest units are the high number units, on both sides. I guess the closest units would be high number units on floor 8-15. Just my guess.

Hope this can be useful 😀
If you want to get away from the HTC you should probably target high floor, low number units. It matters less what side of the building you're on.

Not sure. My guess would be around 10th floor.
My opinion though, is that there's not much reason to be worried about the HTC, no matter what unit you got. But some people might be more sensitive I guess.

Jst saw the map...the PJ side is facing west/south, so can feel heat during sunset. And also can see HTC when u look out of the windows, no matter what floor chosen. Of cos, try to choose units far away from HTC (as far as u can).
Units facing KL view are better, but it seems some units are facing the continental heights condo, some aren't. Just my 2 cents la.

When I book they were all taken. But you might be lucky and get a loan reject unit. The showroom has a booking board. Long time since I visited there though.We were able to pick a unit.
The selling point of this project seems to be freehold status, good location in Happy Garden, good demographics, and nice layout of the unit.
On the downside, no pool, and worried the access roads would be congested. Also close to HTC for those who worry about that.

I snapped a picture of it when we visited the 737 office last year. There is a small indoor playground on the 8th floor I think. But this outside playground is close to the car park area.
I remember them telling us that all the outside parking was guest parking. But is that true? Great if they plan so much guest parking. Not much parking available outside the property.

well, if study back floor plan from our S&P, on the site plan.
if all outside parking assume is visitor parking, by right we should have 162 visitor parking.

now I was study back my parking lot, as I was being assigned on LG and furthest apart from serviced lift to residential. and damn it there is no lift to G floor or anything.

now only I realised maybe basement parking is the full size of overall site. I m so so dead if I left thing on my car or home.

I believe this only apply to parking that allocate on ground floor to basement. As the shape of the parking size is according to site plan like you post earlier on.

Those that from 1 floor to 8 floor should follow building size. Which is quite reachable to the 5 lift.

By the way, ground floor will have 162 parking spot but not sure on the allocation of tenent parking, visitor parking and rental parking (2nd parking spot)

Do you have Any news on second parking?

I guess I have to take a look at the s&p again. I forgot about the 2nd parking thing. Yeah, I guess a lot of those would be outside. No, I didn't hear any news about it.
I think it would be best for everyone to limit the number of 2nd parking, and have more guest parking. But I guess it's profitable for the developer to sell them as 2nd parking:-)

after PRU-14, I heard some DBKL project has to put on hold. specially some famous developer like WCT, Aset kayamas are in deep shit and project hold.

anyone have any news that rumahwip project will put on hold till investigation and does 737 gembira involve in the investigation also?

Any Ideas?

although I know the possibilities is slim. as I believe
1. new government also looking into expanding affordable housing
2. contract honor should be remain go on, otherwise they just create another disaster to average income group, just that belakang benefit to developer might be just forfeited.


but there is too many rumours going around, not sure if you guys have any insider info to clarify this. I unable to get any solid evidence from internet.

just got friend clarification,

there is 64 land were transacted on improper way and now MACC will investigate on 64 suspected land

attached with compiled list on 64 land probe which widely circulating now. SO far AK project involved the most, and 737 have not on the list.

The investigation is relating to Cheap leasehold land sold from DBKL to developers like Aset Kayamas and Skyworld.
These lands have been sold way below market price, in some cases almost free.
Gembira 737 is built on freehold land owned by the developer, so I don't understand how it could ever get dragged into this investigation.
The fact that G737 is freehold private land is one of the main selling points. Imagine how profitable it is for AK to build several thousand units on leasehold land bought for nothing.
More value in G737:-)

you are right, almost forgot that was their own land. we are lucky unlike AK property buyers. not sure if their company will go down and project abandon.

There's no way G737 could get dragged into the current investigation, at least if I understand it correctly. This is freehold land owned by the developer. No purchase from DBKL involved.

With so many rumawip projects put on hold after being under investigation for corrupt land-deals and BN-business it's nice to see Gembira 737 progress is picking up.
First few levels are up and now it's just a matter of reaching for the sky.

Lol, don't really know. The sales staff at the 737 office said it was kind of a charity thing. Doing something good. But I don't really believe that. It's a good location, but I wouldn't call it prime land, and I think they had limited options for what to do with it. Building high density could be a profitable option.

Hmm, I'm not a big fan of balconies, unless maybe in high end condos. In low and middle cost housing it is a bad idea. People will start hanging clothes and using it as a storage area. Then start putting grills and hanging clothes and garbage on it. Pow, in two months it looks like a flat.
Compared to most Rumawips I think G737 has a good chance of actually looking a bit good, based on the design. But you can't be sure before you see the finished project.
And as to your questions: I would be happy to dry the clothes on a rack somewhere in the apartment: if it means the building doesn't look like a vertical pasar from outside:-)

Yeah, I do agree, drying outside is nice, especially if you have a landed property. Hopefully the yard can be used.
Yeah, I think the yard is just cement floor. The bathrooms are only half tiles I believe. Hopefully easy and cheap to put in yourself:-)
Anyone know what material in the hallway outside the apartments? Also just cement? Saw some Rumawips like that.

I plan to just dry at yard. Small family should be ok.
But just Incase, maybe will get 2in1 wash machine + dryer.

Maybe u can take some other neutral study for less bias data like below a thesis from University Malaysia Sarawak

I've said a lot about the HTC and the building alignment in previous posts. Not gonna repeat myself:-)

For those who are interested, here are some photos from Google StreetView taken from the Cindaimas road (red pin). The towers (red circles) are very far apart at this location and nowhere near G737. The line itself passes by quite close, but only a few units would be really close. We stayed in Continental before, facing the HTC, and were never bothered by it. The lines are almost invisible and we felt no discomfort. The towers are far away, and not an eyesore.

* First pick of G737 site and Continental on the hill. Second pick in opposite direction and the tower next to Meadow Park.

There's probably still a chance of loan reject units being released. Ask the staff to keep you updated.

For the rest of the buyers, I think everyone should be happy that the project seems to be more than 95% sold. Should ensure completion without delay.

In the current market I would be scared to buy into a project with low take-up rate and no site progress.....

I feel a bit sorry for the owners of Continental Condo who are getting their view blocked. When we decided to go for G737 we considered the chance of something similar happening, but the HTC line leaves very little area available for development. Only a small corner of the orchid garden, but I don't think it's possible to build a high rise there.

It's difficult to judge the scale of the construction. I've been a bit worried that the parking floors will be very cramped due to the narrowness of the building. In the first picture you can see the driving ramps being constructed. Looks nice, but curious how it will be to drive there:-)

wil that be ugly cement or it would be is ceramic tile.

I have opportunity visit PuchongMas and it seem the corridor is ceramic tiles. now sure if that apply to our?

They told us this, but I don't know them personally. So I don't know if it's true. I took it as a positive sign that the developer will have a strong stake in the property being completed and maintained in a good way.

I was unsure if it's nice to tell this here publicly. But actually this is part of both the concept drawing and the scale model at their office. So no secret at all, I guess.

Let take it as a good news. Now wonder what is the progress like. Pandanmas and puchongmas was around 22 and 20 month ahead schedule. But workmanship wasn’t that expected.

737 Developer only have completed project which is at sg Long. Average workmanship quality. let hope with some reserve unit for VIP, there is less defect issue our unit

Thanks for this photo! Yeah, the progress has been good recently. And 2 floors per month sounds like a decent pace. Currently I don't expect completion before schedule, but proper build quality is more important.

Last month i called and check with them regarding the 2nd car park. They say they currently pending approval from DBKL to sell/rent extra car park lot.

1 car park lot is really troublesome. Hope they wont sell too expensive for the parking lot

I saw there is a clause in the brochure mention that this property will need "letter of consent" in order to sell in the future.
This normally applicable to leasehold property. How come a freehold needed this?
Will the related authority control the selling price of this property in the future? hmm.gif

According to my lawyer friend, this clause normally applicable to leasehold land.
In your SNP, did it mention any other restriction of selling the property beside the 10 years lock-in?


Normally "Letter Of Consent" need to get approval and sign from the State Authority(Example:Menteri Besar).
Can you help to ask your lawyer whether is this mention in the agreement? notworthy.gif

Then another thing that i try to figure out is "10 year lock down unable to sell and rent" this clauses. I do remember when signing/akuan sumpah and SNP do not mention on this. Many completed rumahwip project has been rent out their unit openly.

Agent property mention this is the loophole for rumahwip where no black and white sign and stamp regarding on selling and renting issue. Just that unable to confirm if they have stamp their rent our contract with tenant.

In the SPA there is a restriction on can't sell or transfer property for 10 years from signing the contract. (7-8 years after completion). There's no restriction on renting in the contract. But renting out is not allowed according to rumawip rule. There' is no mention in the SPA of any other restrictions, like the one brought up in the pamphlet. I suspect this might be an error.

A bro, I dont think I have this copy on hand. Some poor image macam signed before but i don’t think developer pass this copy to me. However, check back rumahwip portal, is a compulsory to tick “I understand unit that bought cannot be transfer within 10years” and clarify latest update from property agent and expert. Unit can be rent out under certain condition like work location transferred to other state, and only able to rent to local. Then transfer within 10yeara is possible but limited to spouse or blood related under circumstances like owner pass away.

Btw, I received notification letter in completion sewage and drainage.

Sorry bro, mine under RHB full flex loan. In the webpage I have 2 column. Paying current overdue amount or pay principle (min rm1000)
