A high rise building not only has own ESS, also has generator usually on roof top. Avoid it.
Some ESS will be part of transmission system to supply power to other developments, so volTage will step up higher in outgoing cables. Dont silly think substation voltages always lower than HTC .

I think only park2 consider as walkable within walking distance to Pav2 with proper linkway include all aspects like safety factor, comfortable . the rest like walk throught the park, 500m , walk under the sun, walk behind traffic , etc... all are jokes ! With a normaly covered walkway also not consider as proper walkway in malaysia.

Walk for few times a year possible lar. Hardly see Malaysian chinese willing to walk under hot weather , behind traffic, plus malaysia good safety condition. Ask those agents dont talk1 talk2 talkot lar. Only that kind of walkway from midvalley to northpoint consider as walkable for malaysian chinese. Dont bluff others and bluff ourselves. Wake up please.

Regarding agent quality, recently always met those APA pun Tak tau and ask u place booking coz sure untung. Hahaha it just like insurance agent, but insurance agent still better than property coz they really show u the statistics and a proper proposal conparing to property agent in new launching only show u the model and ask u place booking. Opp forgot they do show u where to get free food as well.

The best place is iskandar or penang island. Got sea view, mountain view, park view, yacht harbor. KL little park view or golf view then ppl shout like crazy.

I think should base on number of bedrooms not number of units.

1 bedroom usually = 2 person.


Then number of bedroom x 2person / sqm = population density.

I always look at area rather than projectalone. Density by project is the way used by some funny agents to conn people.

Density also shouldnt look at units/area, unit can be big/small.
Big unit 3beds can 6 person stay , studio can 2 person stay. Population density totally dff.
