Yes, the newly strata title act is including the car park into consideration in the calculation of "unit" if the car park belonged to the property, aka attached with the title normally.

But it is not counted based on Sqft like previously, it is counted based on " share unit".

It is just like having a share in a company, except it is building area, aka you occupied how much "share" of area of the building.

Accessories parcel like car park, locker (if any) are included into calculation of "share".
Basically, it won't differ too much from the sqft calculation, just affect the unit who has more car parks and accessories parcels.
