Yeah, SDB Elmina is quite nice also. But almost zero rebate, quite hard to chew down compared to other landed that I am looking at currently.

Rimbayu is leasehold yeah. But location wise, about 5km to Queen's office.

So, obviously I have to bring her to the site and let her see see if she likes it or not biggrin.gif

I myself is kinda inclined with Tropicana Kajang as it's freehold and it's 25*85 compared to Rimbayu.

But the location is abit troublesome for the Queen as she needs to drive quite a distance lo.

Dun think I want to get subsale as I want to conserve as much cash as possible while milking the discount from Developers.

Tough times require a little hoarding of cash to be safe.

I'll visit Rimbayu and TA this weekend. Easier to decide when I have the actual unit in my mind.

Gated and Guarded as if got guard house and everything right?

The SA at the showroom was telling me it's basically the usual landed house with your own gate rather than a true gated & guarded type of community.

Guess the info is not accurate..

I not sure which is which. Some of their SA don't really give a very good answer.

Latest is Penduline wor. Their masterplan looks ambitious one.

I saw they are launching Blossom Serviced Apartment soon also. Very active for a slow year.

But if resident don't pay up / some don't agree for that, won't that make the G&G idea kena scrap?

I'm not too sure about this Strata / Individual thing but under Strata, would be easier to force owners to cough up the maintenance compared to individual title?

Basically, Strata property got more ways to enforce payments for errand owners who refuses to cough up the money compared to the non strata version.

And also for Strata property, the security would be "deemed" to be better in some sense compared to the non strata version?

I kena before once when I wanted to visit my friend but the guard can't get them on the phone/intercom.

Ended up I have to call my friend to tell them I am coming.
