Agreed. Kuala Langat is way too far from Shah Alam i interns of development.The only thing i can see is under Juala Langat, pubs and those gambling shop are allow to operate and not Shah Alam  cause SA consider as Islam city.Many many years back, Taman Sri Muda do have Toto shop but being close down already.

Jalan Kebun no more flooding issue long time ago already lo. The only problem here is open burning.

Haha I stay in Sri Muda, moving to Rimbayu definitely is an upgrade for me. Sri Muda is famous for flooding if you buy the landed houses here. Shah Alam CBD really nothing special after many many years. I strongly believe the entertainment industry can help a place to grow.

Actually all these can be mitigated.

1. Use an in-let filtration system. Instead of buying filter for each room in your house, do it for the entire house. CLose the windows, install a system where outside air is sucked into the house and filtered thru a hepa filter + carbon. THis way is much more cost efficient and filters air coming into the house and not just the room.

2. Dryer, 3k alrdy got a very good one. and dryer dried clothing needs minimal ironing, 2 birds 1 stone

have too cause nearly everyday got accident.even me myself involved in a major accident before at the ARR mamak junction.kena hit by car rempit and my car nearly total lost.made police report, the car plate was fake so claim on insurence. after repair faster faster sell off the car .

If individual title and under MDKL.. green space can easily become green bush..

For leasehold, personally i don't care about it :
1. I believe government will let people to extend it for another 99 years when it reaches the day.
2. I don't have kids, after i am gone, i don't care what would happen to the house. Perhaps before i am gone i will pass it to my closed friends or closed relatives.
3. Even if i have kids, it is their business, not mine anymore. They need to learn to survive themself, have a house for them to stay is the best i can do to them. They can extend it, sell it, they can do whatever to it since i wouldn't know / care anything if i was dead.

I just want to have a good environment / good house for me to stay when i am still alive, and enjoy the remaining of my life. Been working like hell and suffering for half of my life, can't be bothered with what would happen to the house after 99 years

These areas like Rimbayu, Tropicana Aman and Eco Sanctuary where the environment are quite relaxing and spacious.  It is like garden everywhere and you feel so welcomed and safe.  Why you want to sell if you can enjoy it yourself?  This area is very much better than many of those so-called "upmarket" areas in Klang Valley.

I was the one that did the 500k comparison, but that's just my preference.

You see EcoSanc (specifically Monterey) still got ppl buy and ppl happy with it. Maybe they think 500k is a good trade off fgor a grand entrance into their strata community? Maybe 500k is ok for nicer landscaping? Everyone put different weights into different factors.

The only reason I bought here long time ago was due to the price, very cheap back then.
Not planning to sell at the moment. I am considering Glenmarie, USJ or Putra heights.

** Rimbayu lovers will say Glenmarie jam la USJ jam la, you stay here then Waze will route you to USJ and take NPE... lol

Yaya, correct me if I am wrong, I think the road doesnt have sensor to regulate the traffic light.

This is easier to do and higher probability as the $$ will come form the govt instead of those 4 private companies.

Scrap the traffic light at the border between KK and Canal City and turn it into a 3 lane roundabout like KK, 2 lane will not be sufficient.

I always have a question, for recent years' newly developed double storey houses, would we been able to hear sounds from neighbour when we are in the house? Example talking sound, bathroom's water sound, if neighbour walking heavily on the second floor, etc. Just curious as i heard some old double storey houses can hear such sounds coming from neighbour.

We should at least push rimbayu to remove the 2 humps and guard house at the traffic junction first, as tons of cars are moving in and out everyday, doesn't make sense.

Also, does anyone know what happens to the planned gas stations

Went to The Arc to sign some documents today and i took this photo.

If everything goes with the plan, then there will be mosque, integrated school, secondary school, and a piece of commercial land.

To those who just bought properties in Rimbayu. Ensure u kick unlicensed or illegal daycare or kindergarten off the gated communities. They cause nothing but nuisance with extra cars blocking the roads and entrances.

The Majlis either don't care or just saman RM 300 only. Right now, I'm having the same problem of stupid parents parking their cars and blocking my gate entrance making it difficult to go in and out.

The parents don't care and are not even bothered to register at the guardhouse and some even complained to the Majlis to make the guardhouse illegal. The guardhouse is part and parcel as per S&P.

I guess the reason dump their kids at these illegal daycares is because they too not bothered to take care of their kids.

If so, please don't fucking breed!

Personally, I'm new to Bandar Rimbayu and never try the Jln Kebun road before. Anyone try it before?
