Rimbayu Chimnes 24 X 75 sudah ada lelong unit at 750k. Probably subsale can get at cheaper price but can wait price drop few months later only enter bidding (if the owner cannot recover his debt).

High court auction = title issued and perfected. Transfer process will be direct without the need to go through developer. Caveat is possible.

Normal public auction = still master title or title issued but owner did not do perfection. Transfer process need to go through developer (or liquidator if developer already wound up). More complicated process.

After few months postpone due to MCO, this unit finally sold at 570k today.
Attracted 7 bidders fight.
Still cheaper than last round reserve price.
