Any swans owners here?

May I ask, why did you choose Swans, and not others?

I Qwent to see Bandar Rimbayu Swan today.
Nett price offered currently is RM806k after rebates. 3.5% downpayment needed. All stamp duty and MOT waived.
House size 22'x75'.
Visited the sample house. Looks good to my standard.

But upon checking in iproperty, found some post dated in the month of October 2019, selling subsale for the previous phase of Bandar Rimbayu with same land size but much cheaper. Some with larger land size also cheaper.

1) I am curious why? is it common for developer new launch unit to be more expensive than subsale unit? Or after including the total cost of legal fee, stamp duty and MOT the subsale unit will cost approximately the same as developer unit?

2) Last I heard Bandar Rimbayu house has land sinking issue and wall crack was back at 2016.

Does this issue still remains until today?
Visited the construction site of Swan today, doesn't feel like a minding lake filled land from first glance.

No, I am asking, not asserting.

Because I see a lot of lakes when I driving into it. Couple with the land settlement issue thread in 2016 posts from other so I want to check if anyone has some better info, maybe someone who happens to be working in the construction there or someone who had bought there at that piece of land next to swan (phase Livia I believe).

Yes every time have to pass toll. So is "protected" by toll.   
I guess no body will randomly come lepak in AI without a good reason.

I actually did asked. Agent claim land in Swan phase will not have this problem because it is not filled land.
At least until now I have not come across any info that contradicts with this statement.

No I am not Swan purchaser. I just visited the sample house yesterday and studying the house and its surrounding as well as how it compares to other products I had visited before.
What you like the most about Swan that trigger you to purchase?

Would staircase in middle make it looks less spacious as compared to side? Prefer bigger living hall?

i see, so your parents live in Periwinkle and you live in Swans.
According to IJM website Periwinkle built up area is 2,117 sqft - 2,267 sqft which is smaller than Swans (2,322 sq ft - 2,350 sq ft). So you living in a bigger house.

I think Swans is a nice product. Although I feel it is pricey but for those who can financially afford it, it is a good choice in my opinion.

At the day I visited the sales chart show about 30 units left.
According to SA sold at a rate like 1 house per day (although I doubt) .
But a lot of people go see the house at weekend. Can see the buyer response is quite interest however whether the interest is strong enough to trigger them to actually buy it is something I can't tell.

where is swan's main entrance actually?

Hi all, I have a question on the water pressure in Rimbayu. Is it generally ok? Or is it a must to have to install a water pump to increase the water pressure?

would appreciate feedback from both home owners who have installed water pumps, and those who didn't.

How you know its clay bricks ya? I saw most of the projects in Rimbayu also the same as Swan (same color bricks).

Kesesakan lalu lintas baru baru ini makin teruk di Bandar Rimbayu dan di Kawasan Persiaran Anggerik Mokara yang melalui Kota Kemuning dan juga lalu Persiaran Bayu. Di mohon sangat bahawa pihak negeri Selangor mengkaji secara dalam dan terperinci untuk memperbaiki lalu lintas yang amat sesak pada waktu pagi. Saya mencadangkan agar lalu lintas di perbesarkan atau laluan alternative dibuka atau laluan Contra di buka pada waktu pagi atau pun Laluan Jejantas di bina untuk mempermudahkan kereta keluar dan masuk. Sila pertimbangkan permohonan kami dengan kadar segera.
