I'm interested be part of Canal City, shortlisted to Tropicana Aman's Cheria Residence and Eco Sanctuary's BELLEZA VILLA, Terraza (Intermediate), targetting sub sales unit since both unit had been sold out.
Cheria Residence - Like the big build up, but bit far from the 'centre' of canal city, kampung nearby is a concern too
BELLEZA VILLA, Terraza Eco Sanctuary, - Like the environment, but do not have own 'taman' (i like gardening btw)

It’s Kheng Siang isn’t it? More or less following prices in KK. Seen several contractors (probably based at project sites in CC) like to go there for breakfast.
How’s the mamak at ES doing? Any other notable makan shops opened at their shoplots there?
Last year, they mentioned early Jan'19. Then, Feb'19 but until now still works on going. Anyway, they give 3 yrs free membership for all the residents?
I don't believe every resident gets 3 years free. This 3 years thing is more of a promotion to entice ppl to buy their Periwinkle due to many overhang units. Penduline residents getting 1 year free only.
Should be a public clubhouse with subscription system if not mistaken

That road straigth and direct to Kesas. If upgrade to 2 lane, really alternative to Kesas, can skip KK path.
Will be good to have the upgrade to Jalan Kebun completed fairly soon in the coming 12-18 months or so. At least can disperse some of the traffic that goes thru KK. And at least less disgruntled KK residents on their FB community page. Lol

The actual plaza toll for WCE is not on that location.
The right location is likely based on this below:
- The blue is SKVE to WCE link road - black is special access from SKVE-WCE link to ONLY Rimbayu - Red is WCE

The Rimbayu masterplan image is an old image. Now on their webside they don't show the road connecting Rimbayu to the supposed toll plazas of SKVE & WCE in their masterplan but their scale model in their sales gallery still shows it. So, I dunno when it will be completed (if it is indeed going to be done).

I strongly believe the black line if not purely accurate, it is still valid. This is because that road (rounded) in blue, should lead to somewhere. My best take is the special access to SKVE & WCE for Rimbayu residents.
The rounded in red shows earth works on going and my best take is WCE interchange 17 is on that location
Yeah understood. In any case IJM should be building that road towards skve/wce anyway. Add in the fact that wce holdings is partly owned by IJM corp too. Haha
The WCE should be able to connect up till Andalas, Bukit Raja and Meru right? Is it using existing roads?
Hopefully it completes soon as I used it quite often.....
I believe it’s all new highway (elevated as well as at grade) from Banting all the way to Bukit Raja. Actually i think most of the WCE is like that except for a few sections in Perak

Prior before, i want to know how's the traffic like during the rush hour. I am working in USJ and my sis is in Bukit Jelutung, Shah Alam. I heard from another agent who told me the road leading to Rimbayu is narrow and in the morning, it will be congested.
I don't know how big is this Bandar Rimbayu. Is it the same as Puchong?

As for rush hour traffic, morning time (7.30-8am) it will take 30-40 mins to reach USJ via Elite highway, easily 40-50 mins if use Kesas (toll-free). Bukit Jelutong usually about 40 mins via Elite highway as well. Evening rush hour time (6.30-7.30pm), from USJ area easily 30-40 mins to reach Rimbayu.
If cannot tahan traffic jam, it’s not the place for you unless work & hang out in Cyberjaya/Putrajaya, Shah Alam, Kota Kemuning or Klang (Bukit Tinggi side).

Hi, just heard that Rimbayu is always got land sinking issues and its normal. May i know this is call "normal"? Land sinking is quite serious problems. Not sure whether there is any other phases facing the land sinking issues other than the chimes. But heard that Penduline also got such issues. If its first phase, still consider ok as developer can verify. But Penduline is so many phases. Really got no idea.

You can refer to my replies on 3405. I just heard la. Never really see. But seems like all the nearby residences even Eco Sanctuary also got land sinking problem. I really doubt that the premium that we paid in canal city is worth.
Never heard of sinking issues in Penduline, so far anyway. Only know of such issues in Chimes. For TA and ES, also didn’t hear about it but if there are already pics then i guess it’s verified
