I'm thinking to buy a 2-storey terraced house for own stay.
Preferable a guarded area. Budget is below RM900k.
Currently staying at Condo @ Kepong and working at Kota Damansara.

New Sale - only Puchong area are launching new project. Any other places launching ?
• New house but far to travel •

Subsale - Any recommended PJ area / Kepong which is within my working place ?
• Need to renovate but near •

Bandar Sri damansara<--not sure 900k can get SD 2storey or not..
Taman Bukit Maluri
Sri Bintang
Bukit Rahman Putra <--sungai buloh, but then easy access to KD

I think mostly below 900k, but still depends
Most of the above are guarded areas. But then depends how "strict" of their guard lo..

How is the morning traffic like ?

Horrendous would be an understatement biggrin.gif I head the opposite direction and can see the jam everyday. Use LDP, jam. Use NKVE, jam. Use LDP+Kesas and head to Subang Airport road and go KD via Ara Damansara/Tropicana also jam! My advice is better not stay in Puchong if u're working in KD unless u wanna spend minimum 60 mins on the road every morning.

haha, maluri is quite good 1 actually, just alot of cars at nighttime, but what lucky is the roads is quite wide.
Duke 2 in the progress, MRT2 soon, kepong will be superb jam wor, so i will say bandar menjalara/sungai buloh will be abit more convenient for u travel to KD..

That's what most of my friend advise me to avoid Puchong.
On the other hand, Puchong seem to be more well plan develop than Kepong.

Sungai buloh haven't really look in it yet. Heard from colleague that Sg Buloh got many break in case. Right?

yes.

if you think u rather jam at puchong LDP for few hours everyday than stay at a leasehold house, take puchong then.

Opposite dpc there quite ok ah, guarded and tag access.
Price i unsure, but i guess around 900k lo..
Their guard quite ok also, will scan outsider's IC. But then sometimes also close 1 eye la..

Sungai buloh i will say rahman putra area quite ok also lo..guarded and require tag access. Just close to industrial area, which alot people dont really like it.

Yes. Traffic is another main factor to consider.
Normal perception ma - people is more prefer freehold than leasehold. icon_rolleyes.gif

One thing I don't like about the houses opposite DPC is that their houses is seem lower than the main road.. shakehead.gif

you can consider those nearby bukit jelutong or maybe glenmarie landed? glenmarie landed shud be able to meet your budget.... since the price remain stagnant for some time... and the environment quite good... no break in case... G&G concept... i think better to go BU from there than from Puchong for sure....

if can accept leasehold, buy kota damansara.

if ddmc freehold, then must look hard for gems within bandar utama, ara damansara. if lucky can find one. there are some below your budget.
alternatively can try sri damansara but need to pass through toll. manjalara also possible. guarded. not bad.

but personally, i would opt for elmina.
new built, below your budget, a brand new township.
