A lot of time when when we buy property from developer it is not only for new factor but many other factors such as
1. More efficient unit layout
2. No legacy issue such as bad maintenance, accounting, strata title transfer. For example are the condos have sufficient sinking fund for upgrade?
3. Better designed common area, facilities, carpark etc. Some with rooftop facilities for modern living lifestyle.
4. Better façade

Sometime for subsale really need to buy when the place dusty, noisy and traffic congestion..sacrifice the TIME n MONEY a bit..Plaza 393 Peel Road after the MRT fully operated last month, many owner either dun want to sell it anymore or sell over market value

Most people would know, that I love to buy properties around public transportation. Today, there are several type of train connectivity around Klang Valley, namely LRT, MRT, KTM and monorail. Those who have attended Sarjana Hartanah will know the real answer behind this logic.  We gauge the value based on connectivity to work areas, malls and public areas and of course, rentability. Personally for me, properties around MRT has got bigger upside than LRT as it has better connectivity hence why this year my clients and myself today only buys properties that has MRT connectivity. To me it made limited sense to pay RM550-RM600psf for property with LRT 3 or paying RM550psf to stay walkable to to a KTM station. Worst is to pay RM600-RM700psf on property with zero train connectivity.

Its not that these properties doesnt exist, its just that they are harder to find and you need knowledge to spot them. Then the standard question that I normally get is that properties along MRT is soo expensive? I asked back, are you sure, as my team and I have been able to spot 3-4 properties walkable to MRT, as low as RM430psf only like these 3-4 properties in BBV?

Last weekend many ppl take MRT to Velocity, walk across the new sky bridge, all come in from the Family Mart entrance, very crowded..and at the same time Family Mart queue very long for Matcha ice cream !

For MRT1 you can see that many can't afford to buy the properties close to the station, especially from Sungai Buloh station to Cochrane...station after Maluri to Kajang maybe

Many people wish to stay walking distance to MRT mainly due to escape morning and evening working hour..pay money to toll touch n go or smarttag also have to queue up leh..can you imaging it..of course they have car at home..many youngsters like to call grabcar for lunch nowadays, no need wasting time look for carpark for ong area
