The developer managed to deliver VP?Many mentioned long time ago..it ll be abandoned. The reputation of the developer is horrible.

Today I received copy of final billing and instruction from developer to pay misc charges before can collect the key.

I notice they request 4 months advance maintenance charges and sinking fund. (4+1). Is it allowable to collect such advance payment?

anyway if got anyone interested can PM me. I go check out the unit for you. normally for new VP property will be as what given by developer. certainly less risky. owner maybe didn't even collect the key yet like Bayu Sentul before this. also until 4th auction.

many many property just VP end up in auction. price drop until lower than the price the owner bought during launching 3-4 years ago. example:
-M City / The Elements
-Scenaria North Kiara
-Projects in cyberjaya. too many to list from cyberjaya.
-Studio/ Sofo/ Soho units in Shah Alam

Condo sure got security. Check meaning check from outside only. At least able to see got ppl staying or bare unit. From there able to know how much is worth to bid. If those lowcost apartment. Nobody staying mostly ppl will break inside to see the unit condition.

For newly VP project, just put your mindset that it is as per what is given by developer. If bare unit condition, then you should expect to get it bare unit.
But you can be lucky as well, maybe the unit tenanted before, or owner renovate but unable to rent out. Then you will have light, fans, aircons, even kitchen cabinets. That's the risk of lelong game.

There are certain fee that bank wont covered after 3rd auction.

Wow, good buy. early launching 9xxft2 cheapest was roughly 440k after discount.
415k top up with all legal fees, still cheaper for 1037ft.

Gila meh? 415k at this location? 300K can la.
Pls don put much hope on this location. Now whole market like half dead, with this location add on 25%, can said die 75% lol

Now that you mention. Bank changed the auctioneer for this coming auction. First time seeing such thing happen. Bank must be really desperate in disposing this unit.

Anyway, this bank will fully cover all outstanding maintenance fees, quit rent, etc as like most of the banks. Yet to get strata title. Just that one extra thing need to be wary of buying a newly VP property. The final 2.5% progressive payment whether the bank already disburse or not. This can be check and factor into your cost (if yet to disburse).

Because most of the units are cheaper than other project. I heard the cheapest is 320k exclude discount. Now no ppls dare to buy 600k above property lar.. 1 month pay 3k above? If co redundant then gg.. buy low is the most secure. Don't be greedy.
