The distance and driving time from SA/semenyih been debated many times... for own stayers... better take one day leave and test drive in morning and afternoon peak hour to check your level of acceptance... this one day leave may save you for the rest of your commuting life.

For own stayers.. it is family's quality of life... Quality of home.. modern façade and good layout, well planned township with ameni ties, wide road with underground utilities, FnG etc.. If they willing to sacrifice for their family, it is their own choice...

For investors... as long as they vested, they will undermine the negative points and try to boost up positive points.. Out of my 10 friends who bought SBF landed whether as investment/ own stay, only one who work in PJ/KL and the rest work elsewhere or no intention to stay there...

My own experience using google map.. the time can change depend on the REAL driving time where congestion can happen and your driving speed...

For example... I went to visit my friend who Stay in Setia Eco Park. Went out from KLCC at 6pm ... reach SEP at 8pm++

It can be faster and of course.. slower...

Better to time it yourself if driving time is de-factor of buying decision.

Many home buyers are inexperience out there... They judge their commuting experience based on weekend visit to sales gallery.

if investors plan to buy million dollar landed in SBF land.. make sure can hold empty and assume zero rental.. Because you are not to renovate and rent it out for RM2k for measle 2-3% rental yield... Many flippers assume they will able to flip it upon VP....
