Very funny is the driver tends to argue with you that he only blocking very little part of your area (he deems that he doesn't block you if your house gate can fully open) as he park in the middle of two link house, and again, he argue that he park on the road, not on the curbside....

Must have limit on the number of guests per owner that can park right?

What to do? Curbside oso belong to perbandaran. The owner can not do anything as long as they dun block ur gate.

I am from KL la..my condo in PJ got limit of visitors per owner in a day with certain time limit..overnight also limited to 1 guest per owner..i never lived in a landed strata property, that is why i am asking..

This area is quite near to Bukit Raja industrial area, there will be some chemical smell after 10pm night, even I am staying in Setia Indah area which is further,  the chemical smell is coming EVERY NIGHT!

You guys should double think before moving to Eco Ardence. Here are two main  issues that sales agents won't be telling you, but residence complaints!

a. Air pollution is one of the worst issue, especially during night time. The source of air pollution remains unclear, may be due to the errant factories around the areas (e.g,. Meru, Bukit Raja), illegal burning and so on. Smelly air can fill up your home, most of the times during evening until the next morning. Much have been said about greenery around in Setia Alam and Ecopark, but it doesn't work.
Current solution: Stay indoor and use air purifier for the rest of your time living here if you don't mind.

b. Traffic jam during the peak hours. The bottleneck along Setia Alam link connecting Jalan Meru and the toll plaza experience one of the worst jam, even worse than the NKVE, despite the many vacant units like Trefoil, Taipan and the apartments, as well as the 1NIH when up to 6000 people work here. 
Suggestions: Ask the sales agents to show you the estimated population here and justify how the roads are going to support increasing population.
