From legal perspective, I believe that by having the tenant registered it creates a liability to the tenant which means that TNB has the right to take legal action against the tenant to recover the payment in arrears. Having said that, that doesn't absolve the owner from its liability in the event the tenant defaults on the payment. The easy way out (from TNB perspective) to recover the amount would be claim direct from the owner.

sorry noob Q..

In old terrace house, the TNB meter is inside the house's compound..
so meaning that the reading taken by TNB is not accurate right?? Because most of us lock the gate.

So how do we get/call TNB to come to read the actual meter?

ts, this is an interesting topics and I was trying to find out few months ago regarding this TNB registered under tenant's name.

I've rented my house with TNB and water under my name. Initially I thought that I should have put their name for the TNB and water. After stumbling across your threat, you gave me a point on how things work then.

Apparently, no matter it is on landlord's name or tenant's name, the landlord will pay full responsibility upon any failure of payment. The only difference I'm seeing is by not having yourself blacklisted.

To all /k, monitoring the TNB should be a problem when there will be an sms sent to the registered name phone to warn you about the electricity has accumulated some amount. I've experienced this because my previous tenant did a good job to accumlate up to RM3K of unpaid balance and every month, there is some compound interest add on.

Now I do understand that if the landlord's house electricity is registered under the tenant's name, if the tenant attempt to elope, I think, we, as landlord will have to pay either just that now having our name being blacklisted.

Somehow, renting a property seems quite daunting since tenant may not be cooperating and has some mischievious thought of eloping.

Also guys, as a landlord, DO NOT intend to cut the electricity if they didn't pay up.

You might need to read the law though whereby the tenant can sue you for cutting it.

About this issue tenant potentially suing landlord for disconnecting TnB. ( if tenant failed paying rental ot electricity bills) .
What if lanbdord includes terms inti Tenancy Agreement saying landlord has full rights to disconnect electricity in event of rental default ot nonpaynent bills.
Anyone any suggestion ??

I thought if account under your tenant the debt will follow him? As long as you re-register a new account under your name, they will reconnect the power supply and start fresh

I once asked b4.. theoretically like that.. but tnb dont care.. they follow address .abd will not reinstall new meter.
For tnb its easier to coerce landlord to fork out money.. u cant rent out premise without electricity
