I rented my condo and the tenant decided to default the tenancy by forfeiting all the deposit. The tenancy agreement did stamped which legally bound. Can i ask
1. What should i do to completely exit this tenancy agreement. Do the tenant need to declare to authority to formally exit the tenancy?
2. The renting was done by an agency and i have paid commission to them. Does the agency liable to fill up another tenant to me without charges?

Q1 ANS: Normally tenancy agreements ended when landlord claimed the deposits and tenant already has moved out eventhough the agreement may have not reach maturity date.I rented my condo and the tenant decided to default the tenancy by forfeiting all the deposit. Q2 ANS: Agencies are not obligated to fill up another tenant FOC. When you appointed them earlier to find you a tenant that is what they do and have completed the task whereby you have given them 1 month rental as commission. Whether the tenant stays for short-term or long-term is out of their control. Once the tenancy agreement is signed between landlord and tenant then it becomes full responsibility of landlord to manage your own tenants unless you contract a 3rd party to manage on behalf of you.
