Bank Interest 4.5%
Negative cash flow= deposit -60,000
Lawyer fees stamp duty=est -30,000
Rental yield : rm1500,3.5%

S$60k~~ RM180k
LOAN 240k
Monthly 0, S$920(no need to fork extra cash,after buy, deduct from CPF monthly)
Loan Interest :2.5%
Deposit $60,000 SGD + lawyer fees ,ABSD RM48,600( $1200+$ 15000)
cash flow out - deposit $60k Sgd, 50% funded by CPF, (30k sgd+ 16k sgd) , hard cash $46k sgd
Rental: $1300 after 5 years, first 5 years cannot rent out
