how to claim the annual aircon service? my contractor charge me the below:

3 rooms unit usually have 4 aircon. so annual service will be about RM600-1000 even without change of parts. i always charge my tenant from his deposit

and also the painting , can we claim ? most times there are some stain here and there , we have to paint the whole house to look nice. usually i deduct from the deposit depend on the stain , partially , 50% or full cost of RM1500-2500

do we need to sign tenancy agreement and buy insurance with Speedhome?

can i claim cleaning fee from insurance ? usually i deduct 200-300 from the deposit if tenant failed to restore to original condition. some of them left lot of rubbishes in my unit too.
