I'm not property agent, but i can see that speedrent has really cut out the middleman like property agent, i think speedrent should come out a platform that agent can also benefit from it so to create a win win to landlord-tenant-agent...

QUOTE(godlikexioo @ Apr 13 2016, 09:15 AM) Speedrent tconcept is bypass and save the agent fee to benefit tenant and owner both side. If speedrent concept is try to eliminate or exclude agents to be part of the system, it will eventually not growing but ended up just surviving or to be ceased.I will said property agent company also can provide the same service to tenant and owner, don see the necessary to include property agent in this idea. I like this idea and coming i will try this services. I can't see that rental price is fixed like selling items in alibaba or taobao. It is still need a negotiation that agent needed to be third party to provide the services to connect the parties. At this stage, speedrent chance to succeed, i guess is 20/80 |

QUOTE(samkps @ Apr 13 2016, 09:37 AM) I presume the platform provide avenue for landlord and tenant to have direct communication and of course negotiation? Save half month rental but to get landlord himself to do the filtering & negotiation and also the preparation of tenancy agreement? personally would rather give agent to do it if rental price is not high.. |

QUOTE(stevenkkt @ Apr 13 2016, 09:58 AM) Speedrent is too fast in cutting out agents from the initial development...for tenants to look thru their database, no much choices.. so it will be less inquiry to the landlords. Speedrent really need to fork out a lot of development budgets in promoting their platforms to all the landlord..but i doubt with iproperty, mudah, ibilik etcs. are they able to compete..because rental price is not really a "fixed" price products, and with the additional 10% charges, will tenants happy to pay for the charges? |

QUOTE(nookie188 @ Apr 13 2016, 11:14 AM) I was told :- I noticed that landlord tends to put high rental price in speedrent, and tenants asking for lower rental in return. This is where agent play a role to balance up and close deal for both side.I) only for Malaysian renters 2) only for rental 3k a month and below. I have also tried speedrent for a few months but don't really get quality enquiries.. mainly tenants asking for lowball rental .. Am not really convinced that not asking for deposit is the way to go for now..well let speedrent do a trial run of sorts and see how it goes..time will tell |

QUOTE(cybertechmkteo @ Apr 13 2016, 11:20 AM) im not sure whether can this method below implemented by speedrent to minimize or probably eliminate the risk of having tenant "run road" by I as tenant would definitely not going for this deal. what benefit i get? lower rental price down by 20%-30%?charging the tenant whole year or 2 year rental fee and offer 0% IPP/EPP payment for 12 months of 24 months depending on their tenancy agreement. by doing this, the tenant will have no chance to cancel their credit card as the limit has already block the card for this fix duration until they settle the payment can this be done? |

QUOTE(cheahcw2003 @ Apr 13 2016, 11:49 AM) That one I agree. Not many quality enquiries from speedrent. can i know that in speedrent, the potential tenant can contact landlord thru chatting or email?I have one funny request from Speedrent's prospect. The prospect asked me my unit's facing direction as she believes in Fengshui. She can only accept the unit facing North East and 35 degrees more to East, which is not easy to find for condo. If we go thru the agents, they can help to filter out such enquiries. Having said that, some agents also not doing their job such as the following situation. (1) You advertise your ff unit for RM2500, the tenant budget is only RM2000. But agent still brings the tenant in, by hoping the tenant can increase the budget to RM2500. But the tenant insists in RM2000 budget, so it is still a no deal, and waste of time. (2) Tenant view property in February, but only want to move in in the month of June. I call the tenant "wan kat" as no landlord will leave the property empty for 4 months in order to rent to the tenant. So the agent is not doing his job filtering the tenant, and wasting the landlord's time to open the door. |

QUOTE(cheahcw2003 @ Apr 13 2016, 12:07 PM) yes can chat, but the chat room response very slow due to obvious reasons. I see. by the way, without the Guarantee Deposit Scheme that 10% charged by speedrent, what do they earn in normal deposit placement for renting between landlord & tenants? do they charge any fees?so i prefer to chat in whatapps |
