I'm not property agent, but i can see that speedrent has really cut out the middleman like property agent, i think speedrent should come out a platform that agent can also benefit from it so to create a win win to landlord-tenant-agent...

If speedrent concept is try to eliminate or exclude agents to be part of the system, it will eventually not growing but ended up just surviving or to be ceased.

I can't see that rental price is fixed like selling items in alibaba or taobao. It is still need a negotiation that agent needed to be third party to provide the services to connect the parties.

At this stage, speedrent chance to succeed, i guess is 20/80

Save half month rental but to get landlord himself to do the filtering & negotiation and also the preparation of tenancy agreement? personally would rather give agent to do it if rental price is not high..

Speedrent is too fast in cutting out agents from the initial development...
for tenants to look thru their database, no much choices.. so it will be less inquiry to the landlords.
Speedrent really need to fork out a lot of development budgets in promoting their platforms to all the landlord..but i doubt with iproperty, mudah, ibilik etcs. are they able to compete..because rental price is not really a "fixed" price products, and with the additional 10% charges, will tenants happy to pay for the charges?

I noticed that landlord tends to put high rental price in speedrent, and tenants asking for lower rental in return. This is where agent play a role to balance up and close deal for both side.

I have one funny request from Speedrent's prospect. The prospect asked me my unit's facing direction as she believes in Fengshui. She can only accept the unit facing North East and 35 degrees more to East, which is not easy to find for condo. If we go thru the agents, they can help to filter out such enquiries.

Having said that, some agents also not doing their job such as the following situation.

(1) You advertise your ff unit for RM2500, the tenant budget is only RM2000. But agent still brings the tenant in, by hoping the tenant can increase the budget to RM2500. But the tenant insists in RM2000 budget, so it is still a no deal, and waste of time.

(2) Tenant view property in February, but only want to move in in the month of June. I call the tenant "wan kat" as no landlord will leave the property empty for 4 months in order to rent to the tenant. So the agent is not doing his job filtering the tenant, and wasting the landlord's time to open the door.

I see. by the way, without the Guarantee Deposit Scheme that 10% charged by speedrent, what do they earn in normal deposit placement for renting between landlord & tenants? do they charge any fees?
