What is the default rate for those unit rented out via speedrent? This ratio is important to see if the current screening done by speedrent is good.

Just want to clarify anyone who use speedhome on their damage claim
As landlord the most common issue is wall and painting as well as cleanliness.

After tenant move out
1) Aircond never clean, collecting thick dust, - landlord have to service
2) Wall chip, they put nail here and there, drawing, stain on wall - landlord have to repaint
3) Bidet, toiletware, water heater broken is all so common, brutally used i suppose.


are all these cost consider damage claim?

Personally, I've not experienced having a tenant cancel the contract under SpeedHome. But I've faced it once before that (when I was renting traditionally via real estate agents). This non-cancellation clause was in the contract back then too. Tenant decided to terminate half way into the tenancy. I decided to exercise my right and drag it to Small Claims Court (can self represent, but maximum claim only RM5k). All in all, managed to get the guy to pay, but quite some hassle and time consuming. That's another story altogether, dragging tenants to court for going against the contract.

Looks to have gone to up and down but learn quite a bit. Hopefully i dont have to go tru this. But if i do... i know who to look for. haha.
Most of the issue is stained wall, and double sided tape, holes here there.

Can we disallow them to use double sided tape? or drill holes?

the drill is much more easier to deal with tbh compare to the double sided tape, espacially if they use the black color type... gosh... i have to scrap if off... take lotsa time... drill, i just remove the nail/screw then patch up... double sided tape is a horror.

I realise one thing that, many of the match/potential stated their salary around 2k, but wanted to rent house at 1.2k. isn't that bit too tough? Should I be worried? Spending 60/70% of your monthly income on rental.
