Hi thanks for the comprehensive response. With my current tenants. I put these clauses in my tenancy:

1. After 2 weeks non-payment they will be asked to leave and deposited forfeited.

2. If refused I have to right cut utilities and padlock the grill.

All my tenants read this and initial on that page.

Can Speedrent insert these special clauses in the virtual tenancy agreement?
