it's all back to the discipline and integrity of the tenant, if it can be parked into a virtual account which is interest-free, the tenant may end up with forced-savings by the end of the tenancy coz he/she will be able to collect back the deposit refund that were paid by installments.. u get the drift..

To b fair if one is in rental market long enuf, wear n tear kenot charge tenants. Small repair under tenants during tenancy. In most cases those repair above 250 ll b paid by owners during tenancy subject to T&C. Structural issue under owners. Tis r the basic for resi rental play.

It's not hassle free when one decided to enter prop market. Slight difference for shop or ofis or factory. Hardly hav such issue but once u need to refurbish the cost ll cos a bomb n last many moons if done up properly.

Resi tenants won't stay long but for biz operators they ll wanna hav a longer tenure in shop or ofis or factory.

Identify the risk u can take b4 venture into any of the above mentioned. Kpkb is just a loss in term of opportunity cost. Get it done ASAP n move on might b a beta option.

As for insolan, I personally won't buy into it. No reason. Just not my cuppa tea.

All tis while I blif wheimeng has done a gd job to build speedrent. He has provided an alternative to certain grp of investors which is gd in a way or another. Well done boss.

Just to share with u, wear n tear is hard to justify in the event u wanna price it to go thru legal way to make a claim fr ur tenant.

Small amount is oso hardly worth the time n effort to file to court. If the amount is huge tat can reach the 50k bankruptcy threshold then I blif the deposit part is not a small amount to begin with.

Anw there isn't any number given in ur above post so I'm just sharing my experience. Dun mind me as I'm alwiz wrong wan 🤭☺️😉
