But in order to apply for this scheme, you need the Letter of offer to sell from the seller, which you need to pay the first 3% deposit first (in case you decide later not to buy, this 3% will be gone). After that, the seller will push you to quickly sign the S&P, so if you can't convince the seller to wait for some time, then don't get your hopes high. I already bought a subsale house.
