QUOTE(DuracellMax @ Apr 1 2016, 04:34 PM) Must obtain proof of purchase, ie. Receipts; with the seller's details such as name, contacts, address etc listed clearly. I mean after transfer done by lawyer. What will they give me for my own proof of ownership? Land title / geran etc??And finally, must inquire on warranty for the property. |

Congratulations on your purchase!Anyway, depending on the status of the property (eg. if individual title has been issued), you'll be receiving different documents proving ownership. If the individual title has been issued then amongst all things, the most important is the original Geran Tanah and then stamped original Sale and Purchase Agreement. However, if not then you'll get the stamped original Sale and Purchase Agreement and the stamped Deed of Assignment. The aforesaid is only true if you're paying for the property by cash but if you are obtaining a banking facility that original documents will be kept by your financier as security. You'll just received a stamped copy of same for record and safekeeping but they will be returned to you once you have fully settled your loan. |

The stamp duty payable in respect of the transfer depends on the current market value and the value is determined by the valuer from the relevant stamping office but since it's a transfer between parents and children, you are entitled to 50% waiver. In respect of the costs and expenses at your solicitors' end, their legal fees is also based on the current market value (as above) but adhering strictly to the SRO. Other than that, you are looking between RM300 - RM400 as disbursements. If you need a dependable solicitors firm, I can share with you. This firm has been handling most of my transactions and they are reliable. |

My transfer process is done. Gonna collect documents, keys next week. Lawyer told me I would only receive a copy of the title only? Can anyone else confirm that I will receive such little thing only?
