Legal fees, need sifu advice

Hi guys,
I was quoted RM27.5k Legal fees for SPA of RM610k and Loan of RM549k. Invoice as attached. Is this reasonable? any advice is much appreciated. Attached File(s)

Oh wai...
 I remember buying my house 9 years back. Legal fee for SNP was 9K and loan was free.. Market really changed a lot.  |

iinm normally budget for legal fees is around 4% from house price.
