The price starts at 855k, yeah. One agent said no fencing but another female agent said for sure got fencing around the perimeter but i think no, there will be no fencing.

They gonna have this small undeveloped area just beside SILK in the perimeter, rumored to be some shop lots or town houses no one know for sure... The agents were so confusing even among themselves!

Not for me lah this astana.

The only good thing during my equinox visit was their free flow soya bean..

There is fencing around the perimeter, linked to a centralized guard house.

It used to be quite some malay, but if you go in that area now, you can see majority Chinese, uncle jogging and cycling also Chinese. Indian population quite low.
that area consist of Banglo, new semi d, and double terrace. Banglo is those buy land and build own self.
Banglo got malay, but now majority become Chinese.
Semi D all Chinese only 1 indian. double terrace, few malay + indian <10, majority all chinese

my friends stay there...i heard there the security not so good many semi D and bunglows install electric fences... and yes chinese are majority .. asa jaya however is a different story

but very near to banks shop , so a good bank project for ownstay.. flip forget a bout it

to access to MCD you need to passby some old factories and flats on the others ide asa jaya right?
*
Bingo. Security there is suxx.... because a lot people do not want to pay.
There is robbery there, and even new house, semi D before occupied being broke in for 2-3 times.

Population increased, lesser people dare to break in now. But still there is a lot room to improve in term of security.
Upon 150 new people move in, should re-build the security.

Yes, good for stay, not good for flipping. Air is quite fresh at the area.

Now easily reach 85% Chinese (exclude the 150 potential new owner).

So far i tried the 52 semenyih, fish farm broga, and thai restaurant.
My friend told me the salty chicken and xo fish head noodle not bad.

Kajang satay and Lat Thong (spicy soup) tried, curry noodle. But haven't try the sauna chicken, and few highly recommended restaurant.

I went to bangi to try zen heong restaurant, open past 2-3 months, so called famous with curry fish head.
Portion not small, price not too expensive, taste not too bad. I rate it "Ok laaa" restaurant.

So waiting you to recommend me more....

Nice.. If near to Astana can go to Bandar Tech Kajang..  Can try the Yat Seng, golden corner and Seow Man lat thong too.

There is a new steamboat restaurant in Semenyih, Gou Fung. Heard their fish head steamboat not bad.
