i just attended their talk last Sunday, sounds interesting because there will be a two years guarantee return. No harm attending the talk to know about another way of investment since it is free entry.

Holiday Villa is actually a famous reputable hotel management chain. This hotel will be integrated with upcoming biggest shopping mall in Selayang.

i will try my best to explain about this project, however i am not from their professional team, just 38 and attended the talk last Sunday together with my friends. All the facts on calculation and accounts estimation about the return i can hardly give full explanation over here, but it seems to be quite promising. I still suggest you guys to go and attend the talk, heard that the management team will be hosting the talk every Sunday of March before it’s officially launch. Since it is at PJ, near by Jaya33, free of charge some more, no harm going ah, learn new thing.

Info that i got from the talk is basically the infrastructure that will be soon coming in to Selayang, the MRT2 road plans, the info about Selayang Star City, the background of Holiday Villa and etc.

After the talk, developer will offer you early bird sales package about the project. For the package of the hotel is you will need pay a cheque amount to RM5000 up front which it is only for expression of interest, to book a seat for balloting on the official launch date. But the cheque will only be on hold at the developer side, if you are not interested to buy the project, then you will be able to take back your cheque on the official launch date ( beginning of April, i forget the exact date already. LOL )

what I remember about the project is that there is this protection return of 5% return on cash invested for the first two years, as investing in hotel (buy and lease out a hotel room) is a bit similar to buying commercial shop lot, the first few years, when business just started, it won’t be having high return. But from the info given by Holiday Villa according to their previous hotel chain internationally, we can actually get a 12% return pa. Sharing 40-45% of the hotel revenue.

another thing about hotel investment the best part is invest in a fully-furnished hotel room overseas, so that you actually own it and you turn over to a Professional Operator (in this case, it will be HOLIDAY VILLA ) in a long term to manage it. In return, they pay you a rental income.The property/hotel operator will indicate that the chance of zero occupancy for that hotel is rare, so there will be medium to high chance for your room to be leased out.
