I have called up to the developer office to understand the status of the guard house at TI2. According to the person in charged, the consent has been approved by MPKJ and application done by developer side. However, there is a requirement to have annual renewal. This has to be apply by RA.

I depart early 6am. Stuck at the Giant. Then turn left to Hulu Langat. From there turn into Cheras Hartamas then come down from hill which is opposite of Cheras Sentral. From there turn into East West Link.

Usually I took 30 minutes, this morning took me 1 hour to reach.

Suggest to reserve 15% fund for SPA, LOAN AGREEMENT, MOT, etc. Approximately RM 1 mil property need to reserve 150K cash.

However, the fund does not include any renovation. That will probably take another 150K depends on the house condition and how heavy of renovation you want to do.

So, for RM 1 mil property, I am expecting RM300K cash.
