Dato' Chong paid RM1.2million for that house only to be able to rent to 3-4 students @ RM300 per head.  RM1,200 per month.

Assuming fully occupied throughout the year,

Gross Rental Yield p.a = 1.2%
Net Rental Yield p.a = -ve% (he is too sour to talk about it)

A lot of ppl lose money because many do not how to calculate rental yield (despite googling).  >3% per annum (net) should be treated with suspect.  These ppl will forever be poor.

If a person can buy 1.2m house, do you think he care about how many % rental yield????

Business is business...talk about return.

If rich people don't care about return, you think they will invest in the first place? hmm.gif

Only thing that small amount is kacang putih for rich people blush.gif

Dato Chong got not much money left.... his asking price if RM1.8mil if you want, just call the banner number.

Alot of people in Sungai Long 20 years from now, will ultimately have no money, just some rotten properties to hold on to the graves.
*
RM 1.8mil sale price is well known fact biggrin.gif

I don't agree on your second statement. innocent.gif

BMC is food haven, friend of mine drive all the way from Rawang to enjoy food here.

Based on Jan 2015 China Press, there are at least 450 shoplots in BMC, one third ie 150 units are restaurant/kopitam...
I believe by now should be more than 500 shoplots in BMC, don't forget Mahkota Mall yet to open.

But based on SL 4 RA's face book below SL 4 already 20 years old wo. Even after 20 years the strategic location directly opposite the golf course still very much in demand thumbup.gif

Dear section 4, great news from MPKj. Just received news from our Councillor that all roads in section 4 will be re-pave next week after almost 20 years (since the Taman was handed with keys) We're so excited after request was put up for many years ago by the committee. However, since commencement of works will pose some inconvenience to the residents, we hope for your patience for the good of the community as many road conditions are in bad shape. We would also like to request the residents to refrain from parking at the road shoulder to facilitate the smooth operations by the MPKj's contractor

Further more SHL's website also confirmed so.

Which new housing area recently VPed has high occupancy?

Some even worse...if you can see the one beside Silk inside Taman Rakan near the Petronas/mosque....banners all hanging except one or two occupied....

If you ask me, many are bought for investment/flip, how many new and young population can afford to buy new high priced houses?

I expect trend of empty new houses to continue at least for next 5 years...bearing in mind new new area like Semenyih/Bangi/Nilai and even the nearby condos along Balakong highway and within Sg Long - all competing

hmm ... if u can afford to hire some maids then can stay big houses la. if not then i prefer to just stick to semi-d or even terrace. hahaa ... can save a lot of your cleaning work leh.
thanks for the advice bro and yes, i do have the same thoughts as u. so most likely just renovate the existing house, fix all the things that i need to fix and continue to stay there for few more years or few more 10 years. smile.gif
*
You'd think many people can afford those kind of prices for semi-D, corner, bungalow?

I can see many are left vacant and slowly 'rotting' away...

So..property forever up and never go down? Time will tell but we all can already be a witness this is definitely not true nod.gif

Rottting?

In your opinion, where would be the best place for terrace sub-sales in Bandar Sg Long? Will it be BSL / Palmwalk / SL4 / SL6,7 etc (from the point of view that the value of the house still have room for growth...most sought after icon_idea.gif )
*
Most sought after and with room for growth are those close to UTAR, no doubt about it.

Terrace would be SL2
