 Am I eligible for housing loan?

I'm working in direct selling with my mom and each month we get around RM3k and we have no pay slips. Currently we're paying rent at RM1700 per month and contract is ending in September. I'm thinking since I'm paying rent every month, might as well I buy a house and pay monthly for my own property. But before I can even dream of owning a house, I'm wondering if I can apply for a house loan. That's why I'm asking all sifus here. 3k per month salary and no payslip - am I eligible to apply for loan? I've never bought a house with my name before.

Errrr, aren't suppose direct selling also will provide commission slip? If they don't give slip, how to know what's your monthly commission?

Not really have to be pay slip, but something that proof you have decent income to cover your loan will do.

Like epf or even bank statement with clean records

Yes, got commission slip and have tax acc. but no epf.

Also, how to determine what is a decent income?

very hard to get the loan approved because of not enough paper trail to your income. Not enough supporting document such as a company registered for this business, a current account.

To improve your future loan
- Get a company registered >2 years
- All commission bank into current account monthly or daily depending on what is your payout mode.
- Declare income tax

Thanks for your advice. Now we're thinking of using my mom and bro's names combined. Maybe that'll stand a higher chance? My bro's employed and my mom has a company registered under her name. Sales used to be amazing so we used to pay a lot of taxes but in recent years, sales have been greatly affected. Just wished we could have a place to call our own so I'm looking at all options.
