 Menara Duta 1, cheapest psf?

Hi sifus,

recently i visited a few condos in mont kiara/dutamas areas as i plan to buy a unit for own stay. Due to the lack of budget (<800k), i have narrowed down my choices to the dutamas area which is fetching much lower price.

i am actually interested in a unit in menara duta 1, as the psf looks cheap since i m looking at 1300-1600sf condo. My concern is only on the age and maintenance of the building, anyone is aware of any issues with menara duta 1?

im staying in that area too and menara duta 1 although its a old condo (>10 yrs) but it is well maintained

Maintenance wise is good. I think bout Rm 300++per month of management fee.There's so many new condo coming up and expect to be even more jam in morning when going to work. Previously before concerto is up; jam only started in front of Jalan Dutamas Raya at 7am. Now even 6.45am already crowded with car heading to jalan kuching. Privided you don't mind with the jam you may go ahead. Hehe.

Shioks - I have looked at Prima Duta units, but the highway noise is quite a turn-off to me though it is newer than menara duta 1.

xxxJOxxx - Residents have not faced any problems with the enforcement ppl on the roadside parking right?

Babizz - you live in menara duta 1 as well? thanks for the insights ya

michellelimmy - i guess the jam is unavoidable given its location near city already, the only concern is on maintenance as it's for own stay. u live nearby there?

I heard the maintanance fee is rm0.30+psf. My friend unit is 1500sf+ bought few years ago below 300k. High floor. come with 2 cp. Not sure the strata title issue settle Liao Mao? Built by bankrupt Liao developer same as bukit oug. Until today strata title pun tak Ada.

Duta 1 Much away from highway. Better than changkat view and others condo around.

no strata title after so long is a big no no for me..esp developer bankrupt already..
probably reason why psf is low..

may even face problem with bank financing..

the roadside parking is legal right, cause there are parking boxes drawn on the roadside. it really makes the road seem narrow..

Hi nookie188, normally what are the disadvantages of condo owners who have not had their strata title after many years? how are the sub-sale transactions done without strata title? thanks

no strata title after so long the banks most likely will not give financing so owners will find it hard to sell..

transactions in secondary market will be very low

Anyone successfully bought sub-sales unit in Menara duta 1? Did anyone experience bank rejection due to property issue?
