Hello Bukit Jalil. An established public-listed property developer will soon be planning a new residential development close to Bukit Jalil City and Bandar Kinrara (as marked by "P1"). The following has been planned:

Phase 1: 50-storey (612 units)
Phase 2: 47-storey (730 units)

PPA1M A: 46-storey (680 units)
PPA1M B: 46-storey (680 units)

Civil servant mostly stay in those PPR last time or somewhere else, the higher income one buying private project or govt bungalow lah !

Maybe next thing people will say DPC drop back to launch price.. KLCC condo RM 300K for 2000sf rclxms.gif

We wanna buy 1 unit also think think so long dunno got rental market or not. But developer launch thousands of unit confidently. What make them so confident of selling out all units? They not afraid of high unsold or high unsuccessful loan approval rate? What is it that developers know that we investors dont know? rclxub.gif

Estimated prices psf ?

And I seriously doubt the approvals process for new developments - someone really needs to reevaluate the adequacy of public amenities (especially roads) relative to the expected local population.

without new supply bj already struggling so bad. rental easily south of 1.5k.

build more soxo and commercial doesnt mean fill up and ong.

Where is the proposed location of the Tzu Chi International school in Bukit Jalil.
It is on the empty land in between KM1 and Jalil Sutera?
If this is true. It is going to give a big boost to housing price in Bukit Jalil.

Yes we have, but we segregated Awan Besar area, Kinraramas area and BJ area as two different sub-areas.

For BJ, in recent times there is only one completion called Twin Arkz.

As stated on the ppa1m website, you cannot change the unit type. For more info. Go to the website..and click the FAQ link. It stated that once u got the offer.. U cannot change the unit type..

I just asked pertaining showroom & 2nd parking space...

they said that the showroom will be available during the 'unit selection ceremony' & need to top up 20k from the offered price (in the offer letter) for the 2nd parking space

check the email you received. there is a flowchart of the process. when sign SPA pay 2% and balance 8% must settle in 2 months time

I visited their showroom recently for the Mercu Jalil project. Got a good offer @ RM393k (1000sqft, 15th floor, Tower A) which is within my budget. Problem is, is this the same project with PPA1M? Or are they building a non-PPA1M project as well? Because there's quite a lot of units left for a PPA1M project

Only PPA1M is using Mercu Jalil name, no longer using PPA1M.
RUMAWIP and Private projects all are not under Mercu Jalil ya.

PPAM is Tower B which is almost sold out already. Now this Tower A will share the facilities and same specs with PPAM.

But PPAM entry price is vy much lower so you should actually avoid it at no costs.

Gg. Yalar. Market pretty bad, many left over units and poor sales projects need agents help to clear stocks....lol.. you go get pv mira to sell lar...lol easier to earn commission

I saw in the PPAM website that this project reopen for application. Maybe there are some units loan rejected and new applicant list is empty. Will be closing before 7.10.2022.
