Just beware of this developer.

Its main office in Klang Jln Istana A&M Building.
Their sales rep have no knowledge at all. This developer is really not professional. I had report to police and KPKT just only to get back my booking fees. After nearly 2 month than only i got back my booking fees. Reason? They terminate my SPA agreement without any valid reason. Even after my loan already approved.
Jabatan Perumahan Negara stated that no money should be given until the signing of SPA. So any booking fee whatsoever is not necessary. they will ask booking fee so that they can submit loan application, so its your own risk.

50k booking fee for bungalow. Got 7 unit only. 2.5mil-3mil something. few types.
20k booking fee for semi d. 216 total unit. they said got 2 types but its the same design only the size diff.
bungalow maintenance fee around rm360 per month.
so semi d around rm300 i think.
someone said its cheap for semi d around 1.4mil freehold. yeah, its at the back of the school. only 10feet from the school. so u will hear the bell rings every school days. if u go further from the school the price will increase.
If u opt for bungalow or semi d, u have to sign and agree to their DMC deed of mutual covenant.
Meaning? u cant renovate your house the way u like. u only can extend. like example the bungalow design have no gate and u cant install a gate they wont allow u and many more. so if u willing to pay 3mil and got restrictions on your properties, its up to you.
That polis bantuan is only for first 5 years. after that depends on the community to extend their services.
They give free legal fees on SPA but the stamp duty still need to pay. The lawyer they appointed is lousy. The lawyer put wrong figure on the SPA price, an increase of 110k from original purchase price. So please check your SPA many times. although the lawyer is supposed to be on purchasers side, but they bias towards the developer and wont help u much. they will ask u to choose their lawyer got 5 of them for spa. dont use their lawyers for your loan agreement.
I met once in a discussion with one of the director in kota kemuning golf club as where that is also their property. Only the director is nice and can talk to, but u wont be able to go up to that more than once. Other than that its on your own risk because seriously i have a very bad bad bad experience with this developer and sales team. Dont expect they treat u nice because u buy high end property, it is worst than buying a 100k below property.
one more thing. they said they use clay brick that red color brick. try to scratch it u will see what brick they use because i never saw any clay brick after 12 times i went there.
And the very important things is that, maybank dont give any loan to their bungalow and give only for semi d, and its only certain unit. I already ask maybank higher rank officer and i cant put the reason here. so think twice why maybank wont give loan to this property. they will say that maybank is to strict bla bla bla. go find the reason yourself. CIMB OUB RHB still give u loan but only few will give 90 percent loan.
for me its a really bad experience. i wish all the best for new purchaser. go for semi d as where bungalow have issues i think on their building plan. that what i was told by one of their sales rep. cheers mate!
