If OSK thinks it is a noble thing to do or whatever generous reason, shit I would rather take Atwater over Ryan and Miho without 2nd thought cause an already bad project lacks behind any exclusive benefits is just not worth it.

I believe you are right, if I remember correctly, it's a win-win thing whereby R&M residence can also use the sheltered bridge through to retail section at Atwater. Convenience for R&M and traffic for Atwater commercial & retail.

I believe foundation should be done/almost done.
My first 10% was covered by rebate. One of the owners will head to the site to get drone shots soon.

Bro, i get ur point, but which project dont need to do this? Lets not go to the topic of landed in PJ cuz thats a whole different realm altogether. Even so you would have to do all the above minus the lift and car park, SS2 kind of location all of cuz need some time to parking lah, doesn't matter where you r coming from.

The point is it is accessible/near enuf n "only" few minutes drive away, easy to get to n there if u need it. N if u fancy going down to SS2 for some food or lepak, u surely won't mind the total time of even 20 mins of starting car la, going down lift lah, find parking lah, which is a given anyway, unless u set up a tent in the middle of SS2/Seapark. It's part n parcel of staying in any condo for your daily commute mah.

If don't fancy, or too jam too mafan, prefer walking distance or what, simple, just use the bridge walk over to the retail section to get some groceries, or food from the outlets/restaurants there, then balik to ur home, no stress. Got 28k sf of space allowed, for sure there will be choice of food tenants for a quick bite.

No project is perfect one lah, haha, I'm sure we as owners r not idiots/oblivious n also know that as well. Putting the emotions aside (of cuz anyone would want to feel like they made a good purchase), Atwater is DEFINITELY not perfect, there I said it, haha, nth wrong with that, it clearly comes with it's set of short comings and also good points.

Yes, it's not the lowest density of all time, but it is still damn comfortable at 493 units total & 183 for family tower (btw 4/8 units per floor at family tower consist of 853sf sizes, so there's a mixture of smaller to larger units, contrary to previously stated), in fact many owners opt for it because of it's relatively low density compared to others, it's LH (c'mon!! we ALL prefer FH, but practically speaking, it will suffice), it lacks MRT/LRT within walking distance albeit a very short drive/grab/bus ride away to both, it's surrounding now ain't the prettiest, all r valid points. We did our homework, weighing the pros n cons n still felt there was enough value to pull the trigger, n sit comfortably with the decision. I'm sure most opinions here are not entirely BS/invalid, it is after all based on a bunch of experience, research, analysis, emotions & conclusions drawn.

Based on our owners chat, it seems pretty apparent a lot of the owners really appreciate living in central PJ; the convenience, the mature surroundings/amenities, accessibility, work/family/lifestyle proximity etc. N that's after checking out other developments as well, Bangsar South, DPC, Subang n what not, n still decided on Atwater. Even if we put aside the tangibles/reasoning, to some, this place is just home (ppl that were born here, grew up here, older generation that r downsizing etc). It's a very livable and comfortable place. PJ is by no means cheap nowadays, but I believe the affluence n demand is still there.

As mentioned, to each his own.
