If compare to Setapak, Semarak is much more nearer to Jln Tun Razak.
only problem is congestion during leak hours coz ppl in/out from DUKE...
if they wide the road from Setapak Jaya/Ayer Panas to Jln Semarak... i'm sure this area going to boom..

This road is a short cut for Wangsa Maju people to enter Jln Tun Razak

I would say good for investment.

Near to KLCC
low entry cost
put gross price in SNP, X RPGT, gain full profit (better if not full, means appreciate more than 10%)

For own stay,
Bit high dense/ Jam..
but still bearable.
