PPAM buyers. but want Platinum OUG name and share guardhouse. it increase PPAM OUG value but affecting Platinum OUG value. Selfish people

Currently is a shared guardhouse. But still separated by different block.
Block 1 - PPAM units only. Nil facility.
Block 2 - RUMAHWIP and bebas units. Got pool, gym.

Now Block 2 units want to split the guardhouse.

Of course they are also willing to have a separated guardhouse. Why need to share 1 guardhouse when you can have 2?
But the main issue here is the access road. There is no access road left.
Even if got a new separated guardhouse, vehicle from Block 1 still need to exit via the existing main guardhouse due to the above issue.
Only 1 shared guardhouse based on the approved DBKL plan for this development.

Developer promised separate guard house but never got proper approval from DBKL, hence got complaint when trying to build 2nd guard house

When Rumawip and Bebas unit ask, Dev said to blame PPAM for not allowing dev to built, trying to start the fire between owners when Dev themselves never bothered to obtain the proper approval from authorities
Then one day out of the blue Dev put up a swing gate between blocks without explanation, further fanning the flames between owners.

Additionally, keys was handed over when access card system is not even ready, causing even more problems
- Some facilities (swimming pool, gym) are meant for Rumawip & Bebas only, but without access card, once you get past the guard house, you are free to go anywhere
- Unethical property agents are renting out PPAM units and listing that swimming pool, gym facilities are included, which is misleading

Then now Dev try to cuci tangan ask owners to decide whether they want extra guard house, of course each block will want separate thing. 

Do PPAM projects usually come without any facilities or "kawasan hijau"?

If the PPAM residents wanna use the facilities of the other block but didn't pay the same amount of maintenance fees then it is unfair

Here the story
Open unit residence start to request to have SAPERATE entrance before vacant posession. They asked developer to built new one for ppam block. Not for them. Because the new entrance will be much simple entrance not like existing one. Not a proper entrance. this is not part of snp specification.

Then they blame block A residence who in majority not agreed with the proposal. main reasons why ppam residence not agreed are because safety issue and the condition of existing
Road is not suitable due to size and space. But the open  unit residence think they have right to decide for ppam unit.

PPAM RESIDENCE NOT ASK FOR EXTRA. WE ASK FOR THE SPECIFICATION THAT BEEN STATED IN SNP. THATS ALL.

BLOCK B  RESIDENCE BETTER BLAME THEMSELF WHO HAD BEEN FOOLED BY DEVELOPER SALES PERSON WHO VERBALLY PROMISE SAPERATE ENTRANCE TO THEM WHICH CLEARLY NOT AS PER APPROVED PLAN.

IF YOU ALL WANT SAPERATE ENTRANCE PPAM RESIDENCE WILL 100% AGREED. BUT ASK DEVELOPER TO BUILT NEW ONE FOR YOU ALL. AND DO NOT TO SUGGEST SOMETHING THAT
BRING BAD IMPACT FOR PPAM RESIDENCE.

already check PPAM SPA?. Got one guardhouse only brother. you buyer also?. already checking ur SPA?

Of course developer is the one who cause the problem.
But why Block B wanna put all their anger to block A residence since we wont accept their proposal to saperate the entrance. Thats our right to use the entrance AS PER STATED IN OUR SNP. several times Block B play backdoor trick with developer yet still not success to do that.

Hmm so far I don’t see any statement block B blaming block A on this so I can’t comment.

What is this backdoor trick ya? Assuming this is all salahan developer, theoretically one should deal with developer directly instead of sending the proposal to another block. Just my 2 cent

SNP block A-share entrance
SNP block B-i never see it yet. But based on the feedback and comment from Block b residence also hv 1 entrance. The only source on idea of saperate entrance is developer sales person verbal promise to Block B buyer before they sign SNP.
