Hello, i want to do some minor renovate just wondering any of you guys done your renovate before? how much the is that cost for the below? my house is 20x65 Double Storey House

1) Plaster ceiling for 3 rooms + living room
2) replace new tiles for living room
3) lay tiles on car porch
4) kitchen cabinet
5) replace new tiles for 3 bathroom
6) wiring
7) wardrobe for master room and 2 room
8) grill and auto gate
9) paint for inner house

please advice, and is there anything i miss out that must do?

From your list the most expensive will be tiles work and kitchen cabinet. What is your budget ? Roughly I will say the renovation will be from 70k-100k

I just completed mine last month, 22x70" new house in Johor.

1) Plaster ceiling for 3 rooms + living room - 4k
2) replace new tiles for living room - n/a
3) lay tiles on car porch - 7k
4) kitchen cabinet - 5k
5) replace new tiles for 3 bathroom - n/a
6) wiring - n/a
7) wardrobe for master room and 2 room - 7k for master room only
8) grill and auto gate - grill 6k, auto gate 2k
9) paint for inner house - 4k

With small budget advice not to do all the tiling work. Just do like plaster ceiling, kitchen cabinet, grill, door

40k is for renovate.. not include those la of cause.. haha..

I'm in the mist of renovating my new double stores. Prices have increase dramatically, especially home appliances. Things like lightings, curtains, blinds can also cost a bomb. Gst is definitely a pain in the ass.

My house is still under renovation, allow me to share some of the costing. Do take note aircons also cost a lot if you go for concealed piping.

Backyard extension for ground & first floor - 77k
- Includes plaster ceiling, wiring, painting (labour only), hacking & wet works, plumbing, lay tiles for car porch, kitchen wall & floor.

Architecture + Engineering drawing + permit - 6.8k

Buy tiles for kitchen floor, wall & car porch - 7k

Laminated flooring for 2 rooms - 5.7k

Kitchen cabinet ( 4g + quartz top) - 18k

Tv console for living hall & master bedroom + wardrobe for master bedroom + display cabinet on living hall - 13.2k

304 stainless steel security door - 2.5k

Mild steel powder coated window & door grille + stainless steel main gate (12X6 ft swing) + stainless awning (20X8 ft) solid poly carbonate + stainless steel grille for tnb meter - 14.6k

Lighting for whole house - 9.3k

Auto gate doc motor - 1.5k


I have not include in the paint, home appliances & curtains, etc...

Oh if like that, 40k for those excluding material will be sufficient.
For my experience, last time i do minor renovation for double story, i feel those appliance, material and small2 things can add up to 10k-20k easily.
Lightning for example, easily goes to 2-3k alone, curtain around 1k, paint around 2k (not the labour).

House in Semenyih, price for "lighting" refers to the physical down lights t5, etc... Wiring is included into the backyard extension fee.

Hi, will find time to share pictures after renovation. Right now my house is like war zone...
I did engage an ID, but he's not good enough to be recommended.
Most importantly, you have to increase your budget by 20% - 30% as compared to pre gst era.
