This picture of misaligned drain cover with drain pipe. Is this normal or we can push for developer to fix this? I understand that this is a troublesome job, removing tiles, water proofing affect, piping...seems like developer do not want to fix this by saying this is normal. Any sifu have experience on this issue?

actually anyway we can check is the sewerage or water pipe leaking in our unit? since both of them are embedded, quite concern on this issue and its one of the most complicated defect to rectify

yes, its better to get your newly bought house to be inspected after key hand over, by building inspection experts, if a defect is found, as long as it is within the defect liability period, the developer is held liable and responsible for rectification of such defect.

oh. maybe because their experts are certified, professional engineers so the charges are like that. as to the details, mine, if I recall correctly, they did a 360-degree inspection. so my family was satisfied.

may I know what is the market rate buddy?

Mine one is a condo, they charge about 400++. For a company, I think quite reasonable. As they provide a detailed report and the inspection quite thorough, they found some defects I missed out too. rclxms.gif

Wow. i am surprised with the charges they quote.. I surveyed a few different company via FB search..

Their quote for my 2 storey intermediate link hse has such a big gap.

Most expensive is RM 2000++
Cheapest is as low as RM700

They did list down.and almost all of them provide similar service / checks.. Probably the Details of their work that is different..

but NONE of them cover the roof part. even if i asked, they tell me just check the roof base on "visual". meaning just look if there's noticeable defect.

Perhaps they will need a crane to go up the roof? and it will cause extra cost if they did
